This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. Update note #1/P1; Note #1 & 4; keynote #5 and closet fixture on the ledend/E1. SITE PLAN: 1. Indicate the location of gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the service lines for verifying correct sizes and necessary upgrades. SECTIONS - DETAILS: 1. Show a cross-section detail of the new exterior wall, R106.1.1. Show the Wall Section Detail with minimum of one #4 rebar in the proposed continuous footing, R403.1 amendment. 2. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground (R317.1 item 5) with minimum ½" diameter x 10" anchor bolt and treated sill plates, R602.10.8 & R403.1.6. 3. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 4. Eave ventilation is not appropriate without insulation placed at the ceiling, R806.1. Update the vented frieze board notes on detail #5 and 6/A3. 5. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Show the water heater with a listed pan and ¾" drain line to a waste receptor or to the building exterior 6" above grade, P2801.5. 3. Show combustion air compliance for appliances in confined spaces with two interior area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12" of top and other 12" of bottom, G2407.5.3.1. ELECTRICAL PLANS: 1. Show a consistent Panel 'B' ampere rating on both panel schedule and riser diagram. 2. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update keynote #5 with "bedroom" limitation. 3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. INTERNATIONAL ENERGY CONSERVATION CODE: 1.
