COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. The same comments are posted for all three permits in the building inclusive building package.


1. COMMENT: Zoning has reviewed the building plans for compliance with the current unapproved version of the development package DP16-0241. While the building footprint is consistent with the unapproved version of the DP as it relates to the zoning review purview (Use, Building footprint, Height, Building square footage, Site conditions etc) zoning cannot approve the building plans until the Commercial Plans reviewers have approved the building plans and the Development Package has been fully approved by PDSD. However there is a item which could not be verified on the DP until the building plans were reviewed. The porch structure over the balcony of the second level of building 2, extends greater than 2 feet into the street perimeter building setback. If the structure is to remain as presented on the building plans a design development option to reduce the street perimeter building setback will be required prior to approval of the DP and the building plans.

The porch structure appears to be about 26 feet from the Balboa Street property line. The required setback of 30'-9" is based on the building height labeled on the plans, T.O.W. 20.5' x 1.5.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. (Include as reference a copy of the approved and PDSD stamped version of the DP with the next building submittal.)

The engineering firm and specifically Richard Macias have been informed of the situation. He told me he would reach out to the Architect to discuss the problem.

3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning.

4. COMMENT: Once the plans have been reviewed and approved by the Commercial Plan Reviewers and zoning has verified consistency with the DP, and the DDO has been processed and approved the building plans can be approved by zoning.

5. COMMENT: Revise the building numbers labeled on Sheet C1.0 to match the building numbers on sheet A2.0 or visa versa. Assure that the building elevations are correctly labeled with the correct building numbers. Per the DP building 3 is the 2 storey building. The DDO is required for building 3 ased on the building numbers labeled on the DP. If the building numbers change from what is labeled on the DP, assure for consistency that the building numbers are labeled correctly on the building plans.

6. The short term facility drawn an sheet C1.1 and labeled as "Bicycle Rack (Alt.) is not one of the approved short term facilities. Remover the detail from sheet C1.1.
