PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

GENERAL COMMENTS:

Process the fire sprinkler system under a separate permit.

FLOOR PLANS:

1. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1.

STRUCTURAL PLANS:

1. Provide a complete braced wall design, R602.10. Show braced wall lines with maximum spacing of 60', or provide an engineer's calculation, design and seal. Show interior braced wall panels with foundation anchor bolt connection to bottom plates, R602.10.8.3 and R403.1.6, and roof connections, R602.10.8.2 compliant. Show an interior braced wall panel on a wall line with spacing less than 60' from each exterior wall line.

PLUMBING PLANS:

1. All dwellings must provide gray water utilization or preparation as prescribed in Ordinance #10579/11089 revised July 9, 2013. When possible include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one plumbed to the building drain. See details at http://pdsd.tucsonaz.gov/files/pdsd/codes-ordinances/Grey_Water_Options_FINAL_.pdf . This allows immediate gray water usage without further preparations. Piping for additional graywater fixtures is optional and separate from the clothes washer stub-out.
2. Provide a gas schedule or line isometric showing the BTU demand and length of line to each gas appliance, Table G2413.4(1). Update gas pipe size and CFH demand at each furnace on the plumbing plan.


ELECTRICAL PLANS:

1. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 A continuous load entry for future Photo Voltaic equipment. This added load (check total entry) accounts for increased thermal energy from the continuous operation rather than reducing the building demand. Add 16A rather than subtract from the total demand.
