2. The roof drainage notes on sheet A3.0 refer to scuppers but there are no scuppers on the roof. No scuppers are required if you are using roof drains and secondary (overflow) roof drains. Detail 2/A3.0 and keynote 3 call for 12" roof drains; coordinate the detail with the calculations or increase the size of the rainwater leaders. (Or see the design on sheet P1.0) Reference: Section 1101.5, IPC 2012.
3. Both the primary and the secondary rainwater conductors terminate at the sidewalk curb. How will you differentiate the primary from the secondary flows? (See sheet P1.0; it shows a different termination.) Reference: Section 1108.2, IPC 2012.
4. Provide the civil utility drawings referenced on sheet P1.0 that show the construction of the building sewer and the water service to the building. Reference: Section 107.2.1, IBC 2012.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans but cannot approve them at this time. The development package related to this development has not been approved and will require an additional plan review. However, zoning did do a comparison review with the current version of the DP with the building plans as it relates to the zoning review purview, which includes the building square footage, building height, building footprint, and location on the site. While the building footprint and the site revisions are consistent with the approved DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc) zoning cannot approve the building plans until the Commercial Plans reviewers have approved the building plans.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. (Include a copy of the most current or the approved and PDSD stamped version of the DP with the next building submittal.)


3. COMMENT: Once the plans have been reviewed and approved by the Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning.

4. COMMENT: Zoning is requesting a clarification on the square footage information. Clarify if the square footage listed on the DP and the cover sheet of the building plans is based on the inside dimensions. For zoning review, the square footage of the building is measured from the outside face of the building walls. Based on the dimensions on the floor plan sheet, the square footage appears to be 6,597 square feet and the square footage listed on both the DP and building plans is listed as 6,240 square feet. If the interior space has been used, the building square footage on the DP will have to be revised and any calculations using the building square footage will also have to be revised.
