COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Zoning has done a review of the building plans but cannot approve them at this time. Prior to zoning approval the applicant must verify with PDSD Zoning Supervisor Steve Shields at 837-4956 that a Development package is not required due to the site changes being made. Prior to approval of the T.I. the plans must be reviewed and approved through the Rio Nuevo DRB. In addition this building is a contributing Historic building and the proposed modifications to the outside of the building must be reviewed and approved through the Historic review and approval process, Contact Mark Castro 837-4979 for more information on the Historic process.

If it is deemed that review and approval of a DP is required zoning will do a review of the building plans and do a comparison to the approved DP prior to approval of the T.I.

The above comments are applicable to the Historic Review (UDC 5.8.8) and Rio Nuevo Area (RNA) UDC Article 5.12.7.


2. COMMENT: Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.

Zoning will review the building plans on the next submittal to assure consistency with the DP. If any changes are necessary to the building plans due to plan review comments that affect zoning requirements the DP will have to be revised to reflect the modifications. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.

3. COMMENT: The proposed gated entry must be approved by TDOT when it is proposed along the frontage of an Arterial street (6th Avenue). There must be a turnaround or area where a vehicle may turn around on site rather than backing out onto the street. Contact TDOT for assistance with gated entrances on an arterial roadway.
