This site is located in the R-2 zone (UDC 4.7.8). A duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10 1. Per UDC Article 6.4.5.B.1 The width of the perimeter yard is the distance measured horizontally from a specified point to the face of each exterior building wall at the wall's highest point. That said based on the elevations provided the proposed duplex does not meet perimeter yard setbacks to the east property line. Based on measurement of the building elevations the highest point of the building wall along the east side is 9'-5" which requires a perimeter yard setback of 6'-4". Provide a dimension from grade to the heights point of the wall at the south end of the east elevation. A Design Development Option (DDO) will need to be applied for and approved prior to Zoning approval of the duplex plans. 2. A demolition permit will be required for the existing residence on site. As this residence was built prior to 1967 Historic review will be required prior to the demo permit approval by Zoning. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. 2. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation. 3. Provide a signed Confirmation of Notice of Demolition form before obtaining the building permit, R104.7. FLOOR PLANS: 1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. Include the threshold condition at the vehicle doorway or an exterior hinged door when the garage is used for the accessible route. SECTIONS - DETAILS: 1. If a vented roof assembly method will be utilized then provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2. Provide appropriate upper and lower space vents if applying the reduced area calculation per exception requirements 2. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
