This allows the stucco weep screed to be located per Code “at or below the foundation plate line.” Ref. 2012 IRC R703.6.2.1. Add note to wall section 6/A1.0. “locate stucco weep screed at or below the foundation plate line and minimum 4” above ground surface and minimum 2” above paved surface.” Ref. 2012 IRC R703.6.2.1. Change note on wall section 6/A1.0 so that roof insulation is located between new structural members rather than existing structural members. Ref. 2012 IRC R106.1.1. Show landings at exterior doors on floor plan 2/A1.0 that are minimum 36” deep x width of door. Ref. 2012 IRC R311.3. At windows on exterior elevations 3, 4 and 5/A1.0 add “maximum SHGC 0.25.” Ref. 2012 IRC Table N1102.1.1. Since there is no windows schedule in the drawing set, add note on the window elevations that windows frames are to be metal with thermal break to comply with the Manual J and COMcheck. Ref. 2012 IRC R106.1.1. There are conflicts between the building envelope components shown on the architectural plans, the COMcheck and the Manual J construction descriptions. All three sources of information must match each other. For example, the Manual S and architectural drawings only show R-21 insulation for the exterior walls; however the COMcheck shows R-21 cavity insulation plus R-5 continuous board insulation. And, the U-factors for windows is 0.40 on the architectural drawings, 0.69 and 0.56 in the Manual J and 0.33 in the COMcheck. Go through each item and revise documents to complement each other. Ref. 2012 IRC R106.1.1. There are both metal framed, thermally broken windows and vinyl framed windows in the COMcheck. Is this correct? The second copy of sheet A1.0 in the drawing set should be deleted since various items have been revised to comply with Code. Ref. 2012 IRC R106.1.1. Add “*not used” to detail S.2 C-1/S1.0. The electric load calculations incorrectly add the initial load to the adjusted loads. Revise as follows: 16,840 + 14,000 = 30,840 VA /240 V = 128.5 A. Unless desired for other reasons, a 150 A or 200 A main breaker will suffice. Exterior light fixtures shall be full cutoff type or submit outdoor lighting lumen calculations for the entire site showing compliance with the 2012 Outdoor Lighting Code. Provide a Manual D and revise the mechanical plan to show the calculated duct sizes and supply air CFM’s. CFM’s on the plan must be within 10% of the CFM’s calculated by the Manual D. Ref. 2012 IRC R106.1.1. Revise the Manual J per Building comment 7 above and, as follows: 1) change the “construction quality” from “average” to “tight” or “semi-tight” since this is a new building, 2) change the “rate/swing multiplier” for sensible cooling equipment load sizing from “1.10” to “1.00.” 1.10 will artificially add approximately 10% to the sensible load. Resize the mechanical unit if necessary based on the revised Manual J and modify the mechanical unit specification note on sheet M1.0. Identify the thermostat in the equipment schedule, sheet M1.0, as capable of controlling the heating and cooling system on a daily schedule to maintain different set points at different times of day. Ref. 2012 IRC N1103.1.1. A whole house ventilation system is required. Either provide one bathroom fan a minimum of 30 CFM programmed to run continuously or provide controls for the mechanical heating and cooling unit to have that fan run continuously.
