PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLANS:

1. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1.

STRUCTURAL PLANS:

1. Update the carport beam size with appropriate load carrying capacity, R301.1. Show the 6"x12" as DF #1 or show a larger size of DF #2.

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground (R317.1 item 5) with minimum ½" diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6.
2. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2. Provide appropriate upper and lower space vents if applying the reduced area calculation per exception requirements.

PLUMBING PLANS:

1. Show a pressure and temperature relief valve for the water heater in compliance with P2803.6.1, or note a metallic T&P line terminating 6" above a pan rather than to the roof.
2. Show gas pipe sizes in compliance with connected demand and pipe length, G2413.3 & Table G2413.4(1). The mechanical plan shows a gas water heater.

MECHANICAL PLANS:

1. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. Update note #7.

ELECTRICAL PLANS:

1. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5. Update the 15A breaker.
2. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4. Update the 15A breaker.
3. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
