Additions and alterations to an existing building shall comply with either Sections C402, C403, C404, and C405, IECC 2012 or with ASHRAE Standard 90.1-2010. The mechanical and the internal lighting analyses are based on the 2012 IECC but the envelope compliance has been analyzed per ASHRAE 90.1-2010. Coordinate the basis for three analyses using the same standard. Reference: Section C401.2.1, IECC 2012.
2. Include the roll-up door, 9A, in the envelope compliance analysis. Reference: Section 5.5.3.6, ASHRAE Standard 90.1-2010.

09/22/2017 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Sheet T1; Building Code Data: The last statement indicates 'Assumed nonseparated occupancies per 302.3.2. Please revise the reference.
2. Sheet T1; Building Code Data (Building Area): Please indicate the allowable area calculations on Sheet T1. Include the increase for automatic sprinklers (3x9000 + 9000 = 36,000) and for setbacks (884/926 - 0.25) x 30/30 = 0.70 x 9000 = 6300. The total allowable SF should be 36,000 + 6300 = 42,300 SF. Please verify.
3. Sheet T1; Building Code Data (Building Area): If the existing building (27,425 SF) and the new building (27,985 SF) are not separated (see Comment 1), the total square footage (first floor) is 27,425 + 27,985 = 55,410 SF, which is greater than the allowable. This would require a rated separation wall between the existing and the new. Please verify.
4. Sheet T1; Building Code Data (Building Area): The drawing indicates a second floor in the new building. Please verify. Is this the 'raft' framing as indicated on Sheet S2.1? Should this be referenced as a mezzanine per the IBC Section 505? Please verify.
5. Sheet T1; Building Code Data: Provide an occupancy load calculation on the drawings. Break down the storage and showroom occupancies for the existing and the new, and indicate a total occupant load for the combined existing and new portions.
6. Sheet T1; Building Code Data: Provide calculations on the drawings for the minimum number of required plumbing fixtures (water closets, lavatories, drinking fountains, and service sink) for the combined new and existing buildings using the IBC Table 2902.1.
7. Sheet A1.0; Floor Plan: Please provide the means of egress on the plan for the new addition, or create a new plan indicating egress in the new addition. Indicate exit access travel distances per the IBC Section 1016. Travel distance from the 'raft' to an exit must be indicated on a separate plan.

16. Sheet S3.0 (Detail 102); Sheet S1.0 (Foundations): Note 1 in the general structural notes indicates 'the minimum depth of footings below the undisturbed ground surface shall be 18" '. Please revise Details 102, 107, and 109 to meet that requirement.
17. Sheet S3.0; Detail 106: Is there a location on the foundation plan that requires a double holdown as depicted in this detail? Please verify.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans for compliance with the un-approved version of the development package DP17-0226. While the building footprint and the site revisions are consistent with the approved DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc) zoning cannot approve the building plans until the Commercial Plans reviewers have approved the building plans.


2. COMMENT: Zoning will review the building plans on the next submittal to assure that any revisions made to the building plans do not affect zoning requirements.

The DP and building plans were reviewed concurrently by zoning. Assure that the DP plans sheets are removed from the Building set. The plans can still be submitted simultaneously and reviewed concurrently but not stapled together in one set.


3. COMMENT: Zoning will review the DP along with the building plans on the next submittal to assure that all zoning comments related to the DP have been addressed.
