12/19/2017 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. If the hot water piping is running above the T-bar ceiling (10' AFF), how can the 7' rise account for both the rise above the water heater and the drop to the hand sink? [Initial comment: Verify that the maximum developed pipe length for the hot water distribution does not exceed 50-feet. Reference: Section 607.2, IPC 2012.] 2. The specified backflow preventer (Watts model 9D) is listed to ASSE 1012: an ASSE 1022 listing is required. [Initial comment: Appliances (e.g. soda dispensers, ice makers, etc.) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.13.1, IPC 2012 require backflow prevention. Specify the type of backflow prevention device required for each water connection. Note that direct water connections to beverage dispensers at a minimum require the installation of a backflow preventer conforming to ASSE 1022. Reference: Sections 608.1, 608.3 and 608.16.1, IPC 2012.] 3. A 3" cleanout is required for the 3" horizontal branch south of the existing 4" building drain. [Initial comment: Provide cleanouts sized for the nominal size of pipes that they serve up to 4-inches. Reference: Section 708.7, IPC 2012.] 4. The revised plumbing plan appears to show each of the three compartments directly connected to the grease waste system. Each compartment shall be indirectly connected to the grease waste system. [Initial comment: Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012.] 5. Show how the vent for the grease interceptor can rise vertically to a point 6" above the flood rim of the interceptor before running horizontally. Vertical is defined as any angle greater than 45-degrees from horizontal. [Initial comment: Verify that all of the vents (except for vents serving interceptors located outdoors) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Reference: Section 905.4, IPC 2012.] |
12/20/2017 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Previous Comment 2; Sheet A2; Site Plan: Per the IBC Section 1004.5, "The occupant load of such outdoor areas shall be assigned by the building official in accordance with the anticipated use." Even though the patrons do not egress through the building, the building official does require the occupant load for the patio to be included in the total building occupant load for purposes of plumbing fixture counts. Please add the patio occupants to the building occupants on Sheet A1, and revise the required plumbing fixture calculations on that sheet as well. The egress through the building does not need to include the patio occupant load. |
