BUILDING – RESIDENTIAL
All interior doors shall have a clear opening of 30-inches measured from the face of door and stop, with the door open 90-degrees. All interior doors shown on the proposed floor plan, sheet A-2, do not comply. Ref. Inclusive Home Design Ordinance 10463, 1003.5.2.1.
The single exterior door is the accessible entry. The threshold shall be ½-inch high maximum. Ref. IHDO 404.2.5.
Provide blocking in bathroom walls for grab bars at toilets and bathtubs/showers. Ref. IHDO 1003.11.2.
On detail 7/A-3 change weep screed note to read “weep screed to be located at or below the foundation plate line and minimum 4” above ground surface and minimum 2” above paving.” Ref. 2012 IRC R703.6.2.1.
On building section 2/A-3 the concrete landing at the front entry (keynote 11) shall be no more than ¼-inch below the floor slab as this is the accessible entry. Ref. IHDO 303.2.
At the accessible entry the foundation for walls each side of the entry door and to which the entry landing abuts shall be raised with a cmu or concrete curb a minimum of 2” so that the stucco weep screed can be located at the foundation plate line and a minimum of 2” above the landing. Show this on the foundation plan, sheet A-4. As an option to the curb provide a recessed channel along the foundation a minimum of 2-inches deep under the weep screed at the most shallow point, and with a horizontal width projecting a minimum of 1-inch beyond the edge of the weep screed. Ref. 2012 IRC R703.6.2.1.
On the foundation plan, sheet A-4, hold downs are shown at each 4’-0” length of braced wall panel. The minimum width and spacing for braced wall panels per 2012 IRC R602.10 have been met so hold downs are not required, unless desired.
MECHANICAL – RESIDENTIAL
Submit a Manual J and S to calculate the heating and cooling loads for this dwelling and for verification that the selected heating and cooling equipment is correctly sized. Ref. 2012 IRC N1103.6.
Submit a Manual D to size ducts and cooling CFM’s at each SA grille. The CFM’s shown on the mechanical plan, sheet M-1, shall be within 10% of the CFM’s calculated by the Manual D. Ref. 2012 IRC N1103.6 and ACCA/ANSI Manual S 3-11.
PLUMBING – RESIDENTIAL
Provide a 2- way cleanout for the kitchen waste line near the junction of the building drain and building sewer. Ref. 2012 IRC P3005.2.7.
The purpose of the gray water system is for direct landscaping irrigation; however, the graywater system shown on the plumbing plan, sheet P-1 appears only to drain to the sewer system. While it is required by the Arizona Administrative Code R-18-9-711 that there be a line with diverter valve to the sewer system in case of blockage, this is a secondary means of disposal in case of gray water system failure.
The gray water piping on the plumbing plan appears to include lavatories. However gray water fixtures are defined in the Gray Water Ordinance 11089, Table P2601.2 subscript b, as, “bathing fixtures such as bathtubs and showers and clothes washing machines.”
Provide a water supply shutoff valve. Show location on plumbing plan. Ref. 2012 IRC P2903.9.1.
WATER – RESIDENTIAL
The Plumbing Fixture Connection Schedule notes that the existing water meter is to be replaced with a ¾” water meter. However, using 2012 IRC Table AP201.1 for water pressure range over 60 psi, a 1” water meter is required for a maximum developed length of 202’ and a water supply fixture unit count of 39.2. Please explain.
