PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Indicate the location of buildings, utility meters and electric line from property line to building, R106.1.1. Show the point of connection of the electrical service line to the garage.

FOUNDATION PLANS:

1. Show the minimum 12" footing depth below the undisturbed ground surface and minimum 12" width, R403.1 with #4 (top & bottom) continuous reinforcement. The continuous footing requirement applies to all new exterior walls. Update garage and laundry details with notation.
2. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with (anchor bolt length for assuring) 7" embedment into concrete or masonry, R403.1.6. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. Update garage and laundry details with notation.

STRUCTURAL PLANS:

1. Provide a complete braced wall design, R602.10 include a braced wall panel within 10' of each end and no more than 20' between edges at the sunroom, or provide an engineer's calculation, design and seal.

SECTIONS - DETAILS:

1. Provide a cross-section detail for the enclosed patio, R106.1.1.
2. Update the cross-section detail with appropriate building materials between the planter and house/garage, R106.1.1. Show the weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. Consider a design with concrete stems.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value.

MECHANICAL PLANS:

1. Show dryer vent size and location for venting to exterior, M1501.
2. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.4.

ELECTRICAL PLANS:

1. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the windows and doors with a solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
