PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the service lines for verifying correct sizes and necessary upgrades.

FLOOR PLANS:

1. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. Clarify the placement of insulation and ceiling gypsum board at detail 5 & 6/A3.

PLUMBING PLANS:

1. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. Also, increase the ¾" pipe size from the shut off valve to the water heater.
2. Show combination drain/vent pipe sized with acceptable number of fixture units, P3111.3. (2" - 3 d.f.u. to stack or 4 d.f.u. to building drain). (2-1/2" - 6 or 26).

MECHANICAL PLANS:

1. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Show locations of each smoke alarm within bedrooms, R314.
2. Show the location of the panel on the Electrical Plan, E3601.6.2 & E3705.8.
3. Provide consistent panel information, E3602.1 & E3706.1. The panel schedule is shown as new and the riser diagram is shown as existing.
4. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets, E3703.2 and E4001.3.1 through E4001.4.5.
