COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Zoning has reviewed the building plans for compliance with the approved development package as it relates to the zoning review purview for items such as building footprint, building location, square footage, building height etc. As of this review of the building plans by zoning, the plan review by the Third Party and PDSD review agencies has not been completed. Zoning cannot approve the building plans until all Third Party and PDSD review agencies have approved and signed the building plans.

The following items on the building plans sheet A3.0 must be addressed for zoning and will require that the DP be revised to incorporate the following:

The building footprint in the building plans package appears to be consistent with the building footprint on the approved DP with the exception of the Storage Area along the northwest section of the building. The storage area appears to be larger than is depicted and noted on the DP.

The location for the short term bicycle parking facility on Sheet A3.0 does not match the location on the DP. From a zoning review the location on sheet A3.0 appears to be a better location than on the DP. However the location is not consistent with the DP.

The Patio Area on Sheet A3.0 appears to be larger than on the DP. If this is the case the number of parking spaces may have to be revised to include any spaces needed for the additional square footage. The DP indicates that the Patio area is 450 SF but the square footage is labeled on Sheet A3.0. If the square footage of the patio is greater than 450 square feet additional parking may be required.

The parking spaces along the south side of the proposed patio area will have to be widened to 10 feet. When a parking space is adjacent to a barrier taller than 6 inches the parking space will be widened to ten feet to allow for the doors to open. The DP site sheet did not depict bollards and rails as depicted on Sheet A3.0.

2. COMMENT: The DP will have to be revised prior to approval of the building plans.

Assure that an revised approved and signed copy of the DP is included in the next submittal of the building plans.

3. COMMENT: Zoning will review the building plans on the next submittal to assure that any revisions made to the building plans do not affect zoning requirements and that the above comments have been addressed.

2) City of Tucson does not require a back flow preventer in the fire riser. Please remove this comment.
3) Clarify intent to include fire sprinklers in the building. Per the 2012 International Fire Code and the stated occupant load, fire sprinklers are optional. If not installed, all references to fire sprinklers should be removed.
