3. Vents shall rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Revise the venting of the floor sink located in the seating area. Reference: Section 905.4, IPC 2012.
4. Clarify the proposed fryer model to be installed; the equipment schedule calls for a gas-fired unit but the model number is for an electric unit. Determine the minimum gas pressure for the fryer. Reference: Section 107.2.1, IBC 2012 and Section 402.1, IFGC 2012.
5. Provide calculations to show that the installation of the proposed gas-fired fryer will not cause the existing natural gas distribution piping system to be undersized. Reference: Section 402.1, IFGC 2012.

TRANSMITTAL DATE: July 18, 2017

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. As modifications to the site are proposed, i.e. relocation of accessible vehicle parking spaces, accessible ramp modifications, reduction in number of vehicle parking spaces, etc. a Development Package (DP) meeting the requirements of Administrative Manual (AM) 2-06 is required to be submitted and approved prior to approval of the building plans. The DP is a separate submittal that can run concurrently with the building plans. Remove sheets C100 & C101 from the building plans and provide them along with the additional requirements listed below as a DP. A Development Package Checklist has been provided that provides submittal requirement, fees, and PDSD agencies that will need to review the DP. To facilitate a timely review once you have addressed all requirements below email me a pdf of the DP so that I can do a cursory review prior to providing an over-the-counter review of the DP.

3. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve.

Administrative Manual 2-06

2-06.3.0 FORMAT REQUIREMENTS

2-06.3.5 - Provide the PDSD Development Package approval stamp in the lower right quadrant of all sheets. The required stamp can be found at http://pdsd.tucsonaz.gov/pdsd/development-permits under Development Package.

2-06.3.7 - A small, project-location map shall be provided in the upper right corner of the cover sheet.

2-06.3.8 - The north arrow, contour interval, and scale as applicable to each sheet should be placed together in the upper right corner of each sheet.

2-06.3.9 - The plan drawing shall be oriented with north toward the top of the sheet. If it is not practical to orient north to the top of the sheet, the plan drawing shall be oriented with north to the left side of the sheet.

2-06.3.10 - A legend that shows and describes all symbols used on the drawing is to be provided, preferably on the first sheet.

2-06.3.12 - An index of sheets in the development package shall be provided on the first sheet.

2-06.4.0 CONTENT REQUIREMENTS

2-06.4.1 - The name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines.

2-06.4.2 - The title block shall include the following information and be provided on each sheet:

2-06.4.2.D - The title block shall include the page number and the total number of pages in the package (i.e., sheet xx of xx).

2-06.4.3 - Provide the development package case number, DP17-0???, adjacent to the title block on all sheets.

2-06.4.3 - Provide the rezoning case number, C9-90-03, adjacent to the title block on all sheets.

2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and provide the following information.

2-06.4.4.A - The project-location map shall show the subject property approximately centered within the one square mile area;

2-06.4.4.B - On the project-location map identify major streets and regional watercourses within the square mile area and all streets that abut the subject property; and,

2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled for the location map.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2-06.4.7.A.1 - List as a general note: "EXISTING ZONING IS C1"

2-06.4.7.A.2 - List the gross area of the site by square footage and acreage.

2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. The use should be listed as 'FOOD SERVICE SUBJECT TO USE SPECIFIC STANDARDS 4.9.4.M.1 & 5 and 4.9.13.O".

2-06.4.7.A.5 - On residential projects, list the total number of units/lots proposed.

2-06.4.7.A.6 - Provide a general note on the cover sheet stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R) & UDC ARTICLE 5.5 GATEWAY CORRIDOR ZONE (GCZ) ."

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

2-06.4.8.A - Provide site boundary perimeter information, including bearing in degrees, minutes, and seconds.

2-06.4.8.B - If applicable all easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated.

2-06.4.9.H.5.a - As you propose to remove vehicle parking spaces, plan does not match the approved site plan, vehicle parking space calculation the provides the number of standard spaces required and provided and the number of accessible spaces required and provided.

2-06.4.9.H.5.a - Fully dimension the relocated accessible vehicle parking spaces to include the "C" Space depth, see UDC Article 7.4.6.D and Table 7.4.6-1 and provide a wheel stop location dimension per UDC Article 7.4.6.H.3.

2-06.4.9.H.5.a - Provide a note on the plan stating "PROPOSED ACCESSIBLE VEHICLE PARKING SPACES ARE REQUIRED TO MEET THE REQUIREMENTS OF ICC A117.1-2009 Section 502.5.

2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).

2-06.4.9.R - Provide a note on the plan stating "ALL PROPOSED PEDESTRIAN ACCESSIBLE ROUTES SLOPES ARE REQUIRED TO MEET THE REQUIREMENTS OF ICC A117.1-2009 Section 403.3.
2-06.4.9.R - Sheet C100 detail 3 it appears that the area between the two striped pedestrian cross walks, high lighted in orange, is flush with pavement. Per TSM Section 7-01.4.2.A Sidewalks associated with PAALs must be physically separated from any vehicular travel lane by means of curbing, grade separation (minimum six inches), barriers, railings, or other means, except at designated crosswalks. That said clearly demonstrate on the plan how this require is met.

2-06.4.9.W - Provide a general note on the plan stating "ALL PROPOSED SIGNAGE REQUIRES SEPARATE PERMIT".
