BUILDING – RESIDENTIAL
Regarding exterior wall footing detail 5/10: “stucco weep screeds must be located at or below the foundation plate line and minimum 2” above paving and 4” above ground surface.” Double flashing noted in the detail does not comply with this Code requirement. Provide a concrete or cmu foundation curb or other approved method to comply at locations where porch, patio or landing slabs are at or close to floor level. Revise detail and add note regarding weep screed clearances to the drawing. Also revise foundation plan to show structural detail 03/PT3 in these locations. Ref. 2012 IRC R703.6.2.1.
New roof/ceiling insulation in sections 2 & 3/5 is shown located at the ceiling. However, for unvented roofs (per note under roof plan 1/4) the insulation must be located at the underside of the roof sheathing. Revise sections. Ref. 2012 IRC R806.5(1).
PLUMBING – RESIDENTIAL
The plumbing Fixture Schedule does not use the fixture units shown in 2012 IRC Table P2903.6. Revise per marked up sheet. The total water F.U. should be 28.2 and sewer should be 28.
Revise plumbing note 10 to require that minimum R-3 pipe insulation shall be provided. ½” thick insulation may or may not provide R-3. Ref. 2012 IRC N1103.4.2.
WATER – RESIDENTIAL
28.2 W.F.U. translates to 24.2 GPM flow per 2012 IRC P2903.6(1). Per the Tucson Water Meter Sizing Guidelines it appears that a 1” water meter is needed for a flow of 24.2 GPM. According to the site plan the existing water meter is 5/8”. Please have Tucson Water review the new water load and determine if the water meter must be upgraded.
Provide water calculations to confirm that the existing water service pipe is sufficient for the new load. Show the water service line on the site plan and provide its size. Ref. 2012 IRC P2903.7.
MECHANICAL – RESIDENTIAL
Revise the Manual J Component Constructions for exterior walls to match the architectural drawings. The exterior walls are metal stud framed with R-27 insulation. Ref. 2012 IRC N1103.6.
Revise the Rate/swing multiplier under Sensible Cooling Equipment Load Sizing on the Manual J Project Summary sheet to 1.00. This item is residual from previous Wrightsoft Manual J versions and any value above 1.00 will ‘artificially’ add to the sensible cooling load. In this case a r/s multiplier of 1.11 will add approximately 11% to the sensible load. Once items 1 and 2 are done, rerun the program to adjust the heating and cooling loads.
Reselect the heating cooling equipment if necessary. Per Manual S paragraph 3-4, the total cooling capacity shall not exceed the total cooling load by more than 15%.
The heat pump specified in the Heat Pump Schedule, sheet 11 is not the equipment specified in the Manual S. The scheduled equipment on sheet 11 is oversized. According to the submitted Manual S, the appropriate unit is a 3 ton unit, whereas the mechanical schedule indicates a 5 ton unit. Revise the schedule when items 1-3 above are done to show the correctly sized heating and cooling equipment.
ELECTRICAL – RESIDENTIAL
Provide a 15 or 20 amp, WP, GFI service outlet within 25’ of the outdoor mechanical unit. Ref. 2012 IRC E3901.12.
Add note to sheet 9, “All 15 and 20 amp receptacle outlets located less than 5.5 feet above the floor and not serving single large appliances and located behind them shall be tamper-resistant type.” Ref. 2012 IRC E4002.14.
Add note to sheet 9, “75% of permanent light fixtures or 75% of lamps in permanent light fixtures shall be high-efficacy type.” Ref. 2012 IRC N1104.1.
