COMMENT: Zoning has done a cursory review of the proposed Tenant Improvement, Patio enclosure and addition. Zoning cannot approve the proposed changes until a DP has been submitted for review and approval. While the proposed changes do not appear to conflict with zoning development criteria, approval of a DP is required due to site modifications such as new sidewalks, restriping of the parking lot, possible access easement issues / possible pedestrian access out to the street sidewalk or at a minimum to the property linepossible and access conflict with the pedestrian route and bicycle parking location. In addition an expansion calculation is required to verify if the expansion is greater or less than 25%. 2. COMMENT: Zoning will review the building plans on the next submittal and do a comparison of the building plans with the approved DP. Per Steve Shields it may be possible to due an over the counter review of the DP and building plans on the next submittal. The total exhaust airflow from the building is 3950 CFM with the introduction of only 3520 CFM of make-up and outside air to the building, a deficit of 430 CFM. Provide adequate make-up and outside air to the building so that the building pressure remains essentially neutral. Reference: Section 501.4, IMC 2012. 2. Revise the COMcheck envelope compliance calculation for the patio enclosure from an alteration to an addition (see the definition of addition in Section C202, IECC 2012). Revise the envelope components to correspond to those shown on the drawings (i.e. R-15 cavity insulation in a 2x4 wall). Verify that all of the fenestration (windows and doors) is NFRC-certified. 3. Provide a detail showing the installation of the specified utility set (EF-1) rather than the centrifugal up-blast fan. Show how the roof penetration and the termination of the fire-wrap is to be accomplished. Revise the fan schedule as needed for this type of fan (e.g. notes 5 and 6). Reference: Section 304, IFGC 2012. 3. Show the location of the water heater vent (it is not shown on the mechanical plan). Show that it complies with the termination requirements of Section 503.6.4, IFGC 2012. 4. Coordinate the nominal capacity of the water heater with the architect; the equipment schedule on sheet A2 shows a 50-gallon water heater. Reference: Section 107.2.1, IBC 2012. 5. Detail 201 shows a water heater with a recirculating pump. If this is the intension, show the recirculated hot water piping on the plumbing plan. Reference: Section 107.2.1, IBC 2012. 6. Provide backflow preventers conforming to ASSE 1022 for the three beverage dispensers (equipment items 4 and 27). Reference: Section 608.16.1, IPC 2012. 7.
