On sheet CS, add a visible deferred submittals list, including 1) Trellises, including structural calculations sealed by an Arizona registrant for construction and attachment to existing structure, 2) Canopies/sunscreens, including structural calculations sealed by an Arizona registrant for construction and attachment to existing structure. Ref. 2012 IBC 107.2.1.
Submit foundation details and structural calculations for new canopy and gateway shown by details 5 and 6/SP1.0. Ref. 2012 IBC 107.2.1.
On detail 7/SP1, sheet SP1.0, indicate a 24” deep detectable warning strip. Locate the strip with leading edge abutting the flush curb rear edge (min. 6” and max. 8” from curb leading edge); and the detectable warning strip shall be the full length of the curved grade curb opening. Ref. ICC/ANSI A117.1-2009 606.13 and 705.
The new curbs at each side of the curb ramp shall be minimum 4” high or sides shall be flared. Ref. ICC/ANSI A117.1-2009 405.9.2 and 406.3.
Keynote 11 pointing to the storefront/entry on the west side of the building indicate that the storefront is a new system. Detail 5/3.0 is referenced for this assembly. However, this wall section identifies the storefront as “existing.” Please clarify. Ref. 2012 IBC 107.2.1.
On exterior elevation sheets A2.0 and A2.1 revise window key W1 to eliminate the requirement to match existing glazing and add energy Code requirements for fenestration. The 2012 IECC Table C402.3 requires a maximum U-0.50 for fixed fenestration and maximum U-0.83 for entrance doors. The maximum SHGC allowed is 0.25.
Wall section 4/A3.0 shows the new stucco assembly 1 extending down to existing slab. Per 2012 IBC 2512.1.2 weeps screeds shall be located at or below the foundation plate line and minimum 2” above paving and 4” above ground surface. This assumes that the framing as at face of foundation. This section shows the weep screed sitting on top of the foundation which acts as a slab allowing water to wick up behind the stucco via capillary action. The section also shows the exterior sidewalk at the same elevation as the foundation. Please revise.
Wall section 5/A3.0 references the electric drawings for LED lighting on the parapets. The electric drawings are also referenced for trellis lighting on detail 2/A3.0. These items are not on the electric drawings and should be. Ref. 2012 IBC 107.2.1.
On sheet A3.0, note 6 for both the New Trellis System and New Canopy/Sunscreen System shall indicate that the structural calculations must be sealed by an Arizona registrant. Ref. 2012 IBC 107.2.1.
A note on wall section 2/A3.1 identifies the wall system as “New Exterior Wall Assembly 2” and refers to assembly notes on sheet A3.0. There are no exterior wall assembly 2 notes on sheet A3.0. Ref. 2012 IBC 107.2.1.
Detail 4/A3.2 gives a vertical dimension of 2” from bottom of weep screed to ground surface. The minimum distance from screed to ground is 4”. Ref. 2012 IBC
Remove Gilispie Residence landscape drawings from the drawing set. Ref. 2012 IBC 107.2.1.
