On sheets A1.1 and A1.5 there is a note “Building limited to 10 residents.” The 1st and 2nd floor plans show that this is not correct based on the number of bedrooms. Remove note. Ref. 2012 IBC Table 1004.1.2.
A note on sheet A1.5 says “2nd Floor Not Included in this Permit.” However, a floor plan for the 2nd floor is included showing 6 additional bedrooms. Remove/delete all 2nd floor work from this drawing set except for what is requested in comment 3 below. When the 2nd floor renovations are to be done submit 2nd floor drawings for a building permit review.
Are there bedrooms or sleeping areas on this floor currently? Please include a floor plan for the existing 2nd floor on the demolition sheet A1.1D for clarity regarding how this floor will be used prior to remodeling the 2nd floor. Label each room and add a note to the plan “No Work in this Area.” Ref. 2012 IBC 107.2.1.
The Occupancy Tabulations shown on sheet A1.5 do not appear to be complete. Review the “persons” column and add occupancies where missing to recalculate occupancy load for each floor. Ref. 2012 IBC Table 1004.1.2.
On sheet A1.5 provide plumbing fixture calculations for each floor. See penciled markup/format on returned drawing set; however adjust occupants for R-2 and A areas based on revised occupancy tabulations per note 2 above. Ref. 2012 IBC Table 2902.1.
Bedroom (sleeping unit) walls must be “fire partitions” with a fire-rating of ½-hour minimum and the floor ceiling assembly between 1st and 2nd floors must be a minimum ½-hour fire-rated assembly. Please show how this rating will be accomplished using tested or prescriptive assemblies. . Ref. 2012 IBC 420.2 and 708.3, exception 2, 420.3 and 711.3, exception.
On door schedule, sheet A6.2, indicate that bedroom doors shall be 20-minute fire-rated, self-closing. Ref. 2012 IBC Table 716.5 and 716.5.9.
A note on sheet A1.9 states “Commercial Kitchen Required to Exceed 10 Residents.” In what Code adopted by the City of Tucson is this exception and where in that Code is it stated? The mechanical Code requires that domestic cooking appliances used for commercial purposes shall have either a Type I or Type II hood depending on whether cooking will produce grease or smoke as a result of the cooking process. It is likely that grease and smoke will be generated by cooking in this fraternity house; therefore a Type I hood will be required. Ref. IMC 507.2.3, 507.2.1 and 507.2.2.
If you have not already done so, the kitchen must be reviewed and approved by the Health Department and any Health Department revisions made to the plan.
On section A3/A5.1 a keynote “(2) 2x4 top plate” points to a beam. Revise. Ref. 2012 IBC 107.2.1.

The pipe sizes shown on the Gas Riser Diagram, sheet P0.1, appear to be based on 2012 IFGC Table 402.4(3). Normally, for the Longest Length Method, conservative Table 402.4(2) is used which would require larger pipe sizes than shown. Please justify the use of Table 402.4(3) with a pressure drop of 3.0 in. w.c., and requiring an initial supply pressure of 8.0 in. w.c. or greater. Is 8.0 supply pressure available?
The gas riser diagram indicates gas piping only to furnaces, whereas the gas plan indicates a “future kitchen.” And, notes in the load calculations for electrical panels B and C on sheet E0.2 indicate that there are gas fueled clothes dryers and water heaters. Please coordinate and revise each of these items for accuracy and a complete picture of what will be provided. Ref. 2012 IPC 106.3.1.
There is a 2nd floor plumbing plan shown on sheet P1.1. Explain on the plan what work will be done regarding the 2nd floor as part of this permit since the note on sheet A1.5 says that no work will be done on the 2nd floor. Ref. 2012 IBC 107.2.1.
On sheet P1.1 what is the bold plumbing line that runs from the three condensing units along the SE side of the building, across the hall and out the north end of the building? Ref. 2012 IPC 106.3.1.
Revise the insulation note in the plumbing specification notes, sheet P0.1, to say that hot water pipe insulation shall be minimum R-3. Ref. 2012 IECC R403.4.2.
Identify the location of water heater #3 on the plumbing plan, sheet P1.1. If the circle in the stairwell on the 2nd floor plumbing plan is the water heater, explain how the heater will be accommodated in this location. Ref. 2012 IPC 106.3.1.
Provide a typical water heater installation detail. Ref. 2012 IPC 106.3.1.
On sheet P1.1 there appear to be miscellaneous “orphan” symbols, i.e. what appear to be lavatories in the Rec 121 room. Ref. 2012 IPC 106.3.1.
The sewer line exiting the building at the SW corner on sheet P1.1 does not match the sewer location shown on the Site Plan, sheet C1.0. Ref. 2012 IPC 106.3.1.
On the Site Plan, sheet C1.0, indicate the location of the gas meter. Ref. 2012 IPC 106.3.1.

The hand written note “Provide arc-fault and tamper resistant devices” in the electrical specification notes, sheet E0.1, is not sufficient. Add notes, “Provide arc-fault circuit-interrupter protection for 15 and 20 amp branch circuits in family rooms, dining rooms, living rooms, parlors, libraries, dens, bedrooms, sunrooms, recreation rooms, closets, hallways or similar rooms,” and “ all receptacle outlets located below 5.5’ and not used for single large appliances and located behind appliances shall be tamper-resistant type.” Ref. 2011 NEC 210.12(A) and 406.12.
Bathroom circuit A-24 shown on power plan, sheet E1.1, is not shown on panel schedule A, sheet. Ref. 2011 NEC 210.11(C)(3).
At kitchen countertops, no point along a counter wall line shall be more than 24” from a receptacle outlet. Add receptacle outlet(s) at kitchen counters on the electric plan, sheet E1.1. Ref. 2011 NEC 210.52(C)(1).
On the electrical plan, add 15 or 20 amp water proof, GFI service outlets within 25’ of outside mechanical equipment on same level as the equipment. Ref. 2011 NEC 210.63.
Per 2011 NEC 210.52(A)(1) receptacle outlets shall be spaced so that no point measured horizontally along the floor line is further than 6’ from an outlet receptacle. Adjust outlet spacing on the electrical floor plan, sheet E1.1, to comply. Add outlets as required.
Why are there 2nd floor power and lighting plans in this drawing set (sheet E1.2) if this floor is not part of this project? Please do not include. A separate permit review for the second floor will be required in the future.
Revise light fixture count on New Lighting Fixture Schedule, sheet E1.3. The amounts of each fixture do not match the drawings. For example, there are 97 fixture Type A on the 1st floor, not 137. Do not include 2nd floor light fixtures as they are not part of this project.
Sheet E1.4 provides plans for the North Building. However, the Site Plan on sheet C1.0 is noted “No Work This Permit” for the North Building. Also, the electrical base plans for the North Building appear to show new (bolded) partitions. Please explain.
07/05/2017 PIMA COUNTY MECHANICAL-COMMERCIAL REVIEW Reqs Change MECHANICAL – COMMERCIAL
Provide Manuals J, S and D for each scheduled heating and cooling equipment to justify the capacities of the selected heating and cooling equipment. A Manual J and S but no Manual D are required for mini-split equipment. Manual J’s shall use 104-degrees F summer DB outdoor design temperature with 66-degrees F design wet bulb temperature, and 32-degrees F winter DB outside design temperature per City of Tucson amendment to the 2012 IECC. Ref. 2012 IECC R403.6.
The Equipment Schedule on sheet M0.1 shows an outdoor design temperature basis for equipment selection as 115-degrees F. This is incorrect for Tucson. Revise the temperature to 104-degrees F and reselect equipment based on the Tucson cooling design temperature. Ref. City of Tucson amendment to the 2012 IECC.
No heating and cooling capacities are shown in the Equipment Schedule for FC#1 – HP#4. Complete the schedule showing all heating and cooling capacities. Ref. 2012 IMC 106.3.1.
The Outside Air Calculation table is incomplete. Provide CFM/Person for all bedrooms and calculated Total Outside Air required. Then revise the Equipment Schedule. Ref. 2012 IMC Table 403.3.
It is assumed that bedrooms 101, 103 and 104 will receive outside air via windows. Provide calculations showing that OA from windows is adequate. Ref. 2012 IMC 106.3.1.
Please clearly identify locations for AC#1-3 on the mechanical plan, sheet M1.1 along with locations of SA and RA vertical duct and roof penetrations for these units. Ref. 2012 IMC 106.3.1. Designations to match equipment schedule.
Add note on sheet M0.1, mechanical specifications, that supply ducts in attics shall be insulated a minimum of R-8 and all other supply ducts shall be insulated a minimum of R-6 except for ducts located entirely within the building thermal envelope. Ref. 2012 IECC R403.2.1.
Show locations of thermostats on the mechanical plan, sheet M1.1, and add a note to the mechanical specification notes, sheet M0.1 that thermostats shall be 7-day programmable. Ref. 2012 IECC R403.1.1.
The Exhaust Fan Schedule on sheet M0.1 indicates 8 exhaust fans; however I count only 6 fans on the mechanical plan. Ref. 2012 IMC 106.3.1.

On the civil Site Plan, sheet C1.0, indicate the size of the site sewer to be replaced. Is this the same size sewer as is existing and will the existing HCS be reused? Ref. 2012 IPC 106.3.1.
There appear to be site sewers along both the east and west sides of the building that are not shown on the civil Site Plan, sheet C1.0. Show on site plan and indicate to what public sewer they drain. Ref. 2012 IPC 106.3.1.
