Grant Road (Food Service / Commercial Recreation-Athletic Club) TRANSMITTAL DATE: July 27, 2017 DUE DATE: August 18, 2017 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. COMMENT - Follow Up To Previous Comment 1: The approved DP is for a building with two uses, 4,000 SF for Food Service and 3,340 SF for a Gym. List the specific "Uses" based on the COT Unified Development Code, proposed on this site. The DP plans clearly indicate two suites. The building plans show three suites. If the uses are not consistent with the approved DP and additional parking may be required due to more intense uses, the Building Plans cannot be approved until revisions to the DP are approved by PDSD. PREVIOUS COMMENT 1: Zoning has reviewed the building plans for compliance with the approved development package DP16-0235. While the building footprint is consistent with the PDSD approved DP as it relates to the zoning review purview (Use(s), Building footprint, Height, Building square footage, Site conditions etc) zoning cannot approve the building plans until the Commercial Plans reviewers have approved the building plans. (As of this review of the building plans by zoning, the plan review by the PDSD commercial plans review agencies has not been completed. Zoning cannot approve the building plans until all commercial review agencies have approved and signed the building plans.) 2. COMMENT: Assure that an approved and signed copy of the DP is included in the next submittal of the building plans or remove the DP plan set from the building plans set and reference the DP case number on the Architectural site plan. 3. COMMENT: Zoning will review the building plans on the next submittal to assure that any revisions made to the building plans do not affect zoning requirements and that the above comments have been addressed. Please provide those calculations on Sheet TS (use IBC Section 1005.3.2). 2. Previous Comment 3; Sheet TS: The City of Tucson requires all lettering (upper and lower case) to be a minimum of 3/32" in height. There are still many instances where the lettering does not meet that requirement. Please revise. 3. Previous Comment 9; Sheet S0.1: There is a special inspection certificate included on the City of Tucson's website. No certificate was provided with this submittal. The special inspection certificate must be filled out as completely as possible and included in this review cycle before the permit can be issued. 4.
