The resident area is still 9 (1,963 SF/200), however the staff portion is 6 (1,203 SF/200). An R occupancy greater than 10 requires two exits and since each area has its own exit door there is no issue here even with the secured door between the client and staff areas. Nonetheless please show the occupancy per the calculations above on the Code Review. Regarding response to previous building comment 4: The original conversion of a residence to a women’s shelter was done in 1998, and at that time the adopted Code was the Uniform Building Code. Today the adopted building Code is the 2012 IBC which requires both a fire sprinkler system and fire partitions separating sleeping units (bedrooms) from other areas for R-3 occupancies. But, since this is an existing facility, sections 904.1 and referenced 804.2 of the International Existing Building Code do not require a sprinkler system in an existing R-3 facility. However, at a minimum, a sprinkler system will be required in the new addition as new construction must comply with all applicable portions of the 2012 IBC per the 2012 IEBC 402.1. ACCESSIBILITY - COMMERCIAL The door clearances for the selected accessible bathroom do not comply with ICC/ANSI A117.1-2009 Figure 404.2.3.2 (a) which requires an 18” min. on the latch side to a depth of 60.” The lavatory, wing wall and toilet encroach into the required maneuvering space. The wheelchair turn-around space in the accessible bathroom is partly within the shower enclosure. Per ICC/ANSI A117.1-2009 305.2 no change in level is permitted within the turnaround and the shower floor cannot slope more than 1:48. Please confirm that there is no lip or curb or raised floor in the shower causing a change in level (the elevation/section for this room on sheet A-11 appears to indicate a slight change in level). Confirm also that the shower seat armature will not impede full turning of an occupied wheelchair. Per previous accessibility comment 4, both kitchens shall have an accessible counter with forward approach. The residents’ kitchen elevations on sheet A-2 have not been modified for accessibility. Regarding response to accessibility note 5: the storage rooms located in the clients’ area clearly are mechanical rooms; however the two storage rooms on the staff side have no mechanical equipment in them according to the M/P/E plans and are shown with full height shelving on all walls. At least one must be fully accessible per previous note per ICC/ANSI A117.1-2009 1002.14. |

Please explain. Ref. 2012 IPC 106.3.1. The Water Calculation states that there is a 35 GPM demand. However per 2012 IPC Table E103.3(3) a water supply F.U. of 26.4 will have a demand of 21.7 GPM if flush tanks are used, and, if 30.4 F.U. is the correct count for this facility, there will be a 23.5 GPM demand. The existing 1” water meter is sufficient for either demand; however flush tank fixtures must be provided and not fixtures with flushometer valves. Please edit the specification notes to clarify and revise the water calculations to indicate the correct F.U. and demand. Ref. 2012 IPC 106.3.1. |
