Per City of Tucson amendment to the 2012 IBC 308.6 the maximum occupancy for Group R-4 facilities is 10. This facility should be classified as I-1 per 2012 IBC 308.3. Revise the "Occupancy Group" in the Code Review on sheet CVR. 2. Revise the allowable area in the Code Review, sheet CVR, from "unlimited" to "4,100 SF". Ref. 2012 IBC Table 503. 3. Revise the "occupant load" in the Code Review, sheet CVR, as follows: "1,203 SF GFA/200 = 6 for staff area plus 1,963 SF GFA/200 = 9 for client area for 15 total occupants." Utility areas (porches and laundry) will be used by occupants therefore no additional occupancy for these spaces. Ref. 2012 IBC Table 1004.1.2. 4. For I-1 facilities walls separating sleeping rooms shall be constructed as fire partitions and a sprinkler system and manual fire alarm system must be provided. Ref. 2012 IBC 420.5, 907.2.6 and 907.5. 5. On the site plan, sheet SD-1, please indicate the walking surface materials to the new accessible entrance door for the client area of the facility. Walking surfaces must comply with ICC/ANSI A117.1-2009 403. Ref. 2012 IBC 107.2.1. 6. On the floor plan, sheet A-1, and Door and Window Schedules, sheet A-2, there is a note "All windows & openings shall have code compliant security bars installed." What does this mean? Do not leave it up to the contractor to design/determine what is required by Code. Please provide specification for Code-compliant security bars in these plans. Ref. 2012 IBC 107.2.1. 7. Add note adjacent to Door Schedule, sheet A-2, "Egress doors shall be readily openable from the egress side without the use of a key of special knowledge or effort." Ref. 2012 IBC 1008.1.9. 8. Add R-38 ceiling insulation to detail 5/D-1. Ref. R402.1.1. 9. Will the detail for the new B-1 beams at the east side of the facility be 7a/D-1? If so, key this detail to the framing plan. If not, provide additional detail(s). Ref. 2012 IBC 107.2.1. 10. Revise weep screed note on detail 1/D-1 to read "stucco weep screed to be located ½" below floor/foundation plate line and minimum 2" above paving and 4" above ground surface." Ref. 2012 IBC 2512.1.2. 11. The framing plan, sheet S-2, refers to detail 7/D-1 for the new beam; however this detail does not specify the beam size and it does not appear to be specified elsewhere. Ref. 2012 IBC 107.2.1. 12. Detail 7a/D-1 indicates R-30 ceiling insulation; however 2012 IECC Table R402.1.1 requires minimum R-38 insulation. (Exception) R402.2.2 allowing R-30 insulation does not apply as the new roof area exceeds 500 square feet. 13. Please provide markers on the framing plan for detail 7b/D-1. Ref. 2012 IBC 107.2.1. ACCESSIBILITY - COMMERCIAL 1. At least one bathroom shall be fully accessible, complying with ICC/ANSI A117.1-2009 1002.11.2 which references ANSI A117.1 603, 604-610 for fixture clearances, mounting heights, grab bars, turn arounds, etc. None of the bathrooms shown on the floor plan, sheet A-1, appear to comply. On the fully accessible bathroom plan provide notation, dimensioned fixture clearance areas and turn around locations, etc., and provide labeled and dimensioned elevations showing plumbing fixture and accessories mounting heights for the fully accessible bathroom. Ref. 2012 IBC 107.2.1 and ICC/ANSI A117.1-2009 1002.11. 2. Per 2012 IBC 1107.5.1.1 at least 4% of bedrooms (sleeping units per ICC Commentary to the IBC "sleeping unit" definition) shall be Accessible units, and all bedrooms shall be Type B units. Therefore all bathrooms in the facility shall be provided with reinforcement in walls per ICC/ANSI A117.1-2009 1004.11.1. Indicate all that is required on the plans. Ref. 2012 IBC 202 and ICC/ANSI A117.1-2009 1002.11. 3. The clear width between from face of refrigerator to counter in the U-shaped kitchen must be minimum 60". This plan scales 48". Ref. ICC/ANSI A117.1-2009 1002.12 and referenced 804.2.2. 4. At least one work surface shall be provided at each kitchen a minimum 30" long and 28" to 34" high for a forward approach. Knee and toe clearance per ICC/ANSI A117.1-2009 306 shall be provided. As an option, a parallel approach may be used as long as the countertop height is between 15" and 24". The kitchen elevations on sheet A-2 show counters all of one height (vertical dimension not shown) and without knee and toe space. Indicate accessible work surfaces for each kitchen on the plan, sheet A-1, and modify the kitchen elevations on sheet A-2 to comply with Code, and showing vertical dimensions. Ref. 2012 ICC/ANSI A117.1-2009 902.2, 902.4 and referenced 305, 306. 5. There are two storage rooms shown on the floor plan, sheet A-1. At least one of them must be accessible and have wheelchair clear space per ICC/ANSI A117.1-2009 905.2. Since these rooms are enclosed, access to the accessible room must comply with door maneuvering clearances per 404.2.3.2 and turning space within the room per 304. Ref. ICC/ANSI A117.1-2009 1002.14 and referenced 905 and 305. |

However the combined sensible capacities of AC1 and AC1 is 108,000 BTUH, exceeding the calculated load by 3 ¼ tons. Per Manual S section 3-4 the total cooling capacity should not exceed the total cooling load by more than 15%. Reselect equipment that will not exceed 15% of the cooling load. Ref. 2012 IECC R403.6. |
