COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT - Follow Up To Previous Comment 1: Zoning has had an opportunity to review the DP for the 2nd time and has done a comparison of the building plans with the DP as it relates to the Zoning Review Purview, building footprint, square footage, building height etc. While the building plans are is substantial compliance with the current version of the unapproved DP, the following items must be addressed.

Per the DP the overall height is noted as 25'-0". However in reviewing the building plans the maximum height of the roof of the building is 27'-8" from finished floor and 25 feet at the lowest end of the roof is 25'. The overall height should be consistent from the building plans to the DP. In this case the overall height shall be measured from the design grade which is the ground adjacent to the building to the mid point of the gable or slanted roof. Label the difference from the finished floor to the ground and the height from the design grade to th4e midpoint of the gable roof or slanted roof. The height shall also be revised on the DP to assure consistency.

Label the height of the ceiling within the shade structure from the top of pavement to the lowest point under the shade structure.

PREVIOUS COMMENT 1: Zoning has done a cursory review of the building plans. At this time zoning cannot verify that the proposed development or building is in compliance with an approved Development Package. Until a Development Package is submitted for review zoning cannot verify compliance with the development regulations of the proposed use which is not clear on the building plans.


2. COMMENT - Follow Up To Previous Comment 3: The previous comment still applies.

PREVIOUS COMMENT 3: Zoning will also not approve the building plans until all PDSD Commercial Plans reviewers have approved them and complete approval of the DP.


3. COMMENT - Follow Up To Previous Comment 4: One of the zoning comments related to the DP was to demonstrate an accessible route from the accessible parking space to the main entrance of the building. After looking at the building plans it is clear that the location of the accessible parking space is probably not the best place. The accessible route would have to pass in front of the docks, which makes for an unsafe route.

PREVIOUS COMMENT 4: Additional zoning comments may be forthcoming on the next building plan review that could be related to the DP.

5. Scuppers are weirs, not horizontal pipes running full and the size of the scuppers cannot be determined using Table 1103.6, IPC 2012. Most of the proposed scuppers are undersized. Any roof area (which includes surrounding vertical walls) is greater than 1012 square feet will require a scupper that is wider than 4.0". In addition, Section 1108.2, IPC 2012 requires a secondary overflow to terminate in a different location than the primary roof drain, an impossibility if the primary and secondary scuppers are sharing the same opening in the parapet. [Initial comment: Provide calculations for the roof drainage. Show the dimensions of the scuppers and provide overflow protection.]

08/17/2017 DAN SANTA CRUZ ELECTRICAL-COMMERCIAL REVIEW Reqs Change Please address the following electrical plan review comments. Also provide a written response.
#1. Ref: Plan Sheet E1, 'Outdoor Lighting Code Compliance'
(a) This project is in lighting area E3, not E2.
(b) There are no walls around the covered work area. Therefore the associated lighting would need to be included in the outdoor lighting calcs. These luminaires would be exempt from lumen counts provided they met the requirements per section 104.2.1 exception, and 402.1 for color temp.
#2. Ref: Plan Sheet E2. One Line Diagram.
(a) Provide for a main breaker or a fused disconnect for Panel 'A'. As required per art. 408.36B, 2011 NEC.
(b) Indicate the AIC and fuse rating and type for the 480 volt service disconnect switch, and the AIC rating for the transformer.
(c) Include an equipment ground in the feeder for the transformer.
(d) The symbol for 'phase' is used to indicate conductor size for panel 'A' feeders and grounding. Should be 4/0 and 1/0.
(e) Provide for a grounding electrode system for the transformer as required per 250.30 NEC. Also indicate location on the floor plans.
