This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLANS: 1. Indicate the direction of slope for the garage slab, R309.1. FLOOR PLANS: 1. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity, R301.1. The 3-1/8" x 10-1/2" garage beam is undersized (20 PSF live and 10 PSF dead - without ceiling). PLUMBING PLANS: 1. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Update the pipe length to reflect the total length between the meter and furthest appliance. A total developed length over 100 feet requires 1-1/4" for delivering 180,000 BTU/h. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if the smoke alarms are existing or proposed. 2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 3. Panelboards may not be located in clothes closets, E3405.4. Relocate the 100A panel. 4. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4. Update circuit #19. 5. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door including the new porch, R3903.3. 6. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the maximum "U" factors of the windows on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
