This site is located in the NR-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The applicant is proposing a 14' 4" tall addition to existing structure with a setback of 1' 11" to the West. The required setback would be 9' 5" Additionally the site is zoned NR-2 the following applies: 5.10.3. NEIGHBORHOOD PRESERVATION ZONE (NPZ) DESIGN REVIEW PROCEDURE The purpose of the NPZ Design Review Procedure is to ensure compliance with the requirements of this ordinance and the applicable NPZ. A. Applicability 1. An NPZ Design Review is required of all development that: a. Is zoned NRX-1, NRX-2, NR-1, NR-2, NR-3, NRH, NSR, and NSH; b. Requires a building permit; and, c. Is visible from a street that is not classified as an alley, unless the PDSD Director makes a finding that a proposed development's visibility from the street is so minimal as to be immaterial for purposes of the application of this section. Additional review may be required. |
