This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Property with 200 to 400 SF of available distribution area requires piping for one gray water fixture, and a property with over 400 SF requires complete compliance, or notate "Gray water provision not required when property has less than 200 SF available for gray water distribution." SITE PLAN: 1. Indicate the location of buildings utility meters for gas and electric, R106.1.1. Show the point of connection of proposed lines to the service lines. FLOOR PLANS: 1. Individual dwelling units in duplexes must be separated by a 1-hour firewall from floor to bottom of roof sheathing. Provide a detail or notation showing compliance with R302.3. STRUCTURAL PLANS: 1. Provide roof joist depth (size) for determining performance compliance, or show LPI 32W as a manufactured truss on the framing plan sheet #8, R301.1 ELEVATIONS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. 2. If a vented roof assembly method will be utilized then provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2. MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air or continuous exhaust fan function. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. 3. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). The 5 ton unit requires a minimum 22" diameter return air duct, although the system calculation will probably call for a smaller capacity. | 07/06/2017 | FRODRIG2 | LANDFILL | REVIEW | Approved | The City of Tucson - Environmental and General Services Department (EGSD) has completed our review of the proposed development at 608 & 612 S. Julie Avenue with respect to the City of Tucson Landfill Ordinance No. 10037. The developer is proposing to construct a side-by-side duplex at the S. Julie Avenue property. The 612 S. Julie Avenue parcel is within 100 feet and 500 feet of the closed Prudence landfill site. A small portion of the 608 S. Julie Avenue is located within 100 feet of the Prudence landfill site and the remainder of this parcel is located within 100 feet and 500 feet of the Prudence landfill. The applicant requested that a Self-Certification Statement be required for this property rather than the development of a Landfill Methane Development Plan, which is required for properties located within 100 feet of a landfill site. The City of Tucson - Environmental and General Services Department concurs with this request and will require the Self-Certification Statement only for this property. A Self-Certification Statement for the 608 & 612 S. Julie Avenue property was submitted to EGSD on July 6, 2017. EGSD review of this document shows that it is acceptable under the terms and conditions of the Landfill Ordinance. Based on this review, the applicant has complied with the Landfill Ordinance and no further investigation or reporting is required.
