| 05/17/2017 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Include the plumbing fixtures locate in the existing building on site when determining the total water demand the existing water meter will serve. 2. The site utility drawing shows the building sewers from the greenhouses connected to a private sewer collection system. The installation of a system to collect and reuse gray water will require a Type 3 Reclaimed Water General Permit for Gray Water from the State of Arizona. 3. Provide a sand separator for the connection of the greenhouse drains to the sanitary sewer system. Reference: Sections 302.1, 1003.1, 1003.5, 1003.9, and 1003.10, IPC 2012. |

| 05/23/2017 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Sheet 1; Code Analysis: The Summary of Governing Regulations is incomplete. Please revise. 2. Sheet 1: Please provide calculations on this sheet for the minimum plumbing fixtures (water closets, lavatories, service sink, drinking fountains). Indicate on the plan the distance to these fixtures in other structures, and verify those distances to the drinking fountains and toilet facilities meet the requirements of the IBC Sections 2902.3.3.1 and 2902.5. 3. Sheet 1; General Building Summary: The Building A information is not legible. Please revise. 4. Sheet 1; General Building Summary: Buildings B and C information is not completed in the summary. If the three buildings are considered to be portions of one building per the IBC Section 503.1.2, please indicate on the drawing. 5. Sheet 1; General Building Summary: The construction type is listed as VA. Please verify. Refer to the IBC Chapter 6 for the construction types. 6. Sheet 1: If the construction type is verified to be Type VA, please provide plans and details indicating methods required to acquire the one hour rating of the building components per the IBC Tables 601 and 602. 7. Sheet 1: Regarding comment 6 and VA construction, the installation of an automatic sprinkler system in accordance with the IBC Section 903.3.1.1 shall be allowed to be substituted for a one hour fire resistance rated structure provided the system is not being used for an allowable area or allowable height increase. Refer to the IBC Table 601 footnote d. 8. Sheet 1: As proposed, F-1 or U occupancy classifications with Type VA construction, the automatic sprinkler system is needed for an area increase and therefore the structure would be required to have a one hour fire resistance rating per the IBC Tables 601 and 602. If the automatic sprinkler system is being used to achieve the required one hour rating, fire walls in accordance with the IBC Section 706 will be required to separate the three areas so the allowable area is not exceeded per the IBC Table 503. 9. Sheet 1; Site Plan: As proposed with Type VA construction, a separation distance of 8 feet on the west side of the building requires a one hour fire resistance rating of the exterior wall per the IBC Table 602. Design details and indicating the UL listing for that rated assembly will need to be indicated on the drawings. 10. Sheet 1; Site Plan: As proposed with Type VA construction, a separation distance of 16 feet on the east side of the building requires a one hour fire resistance rating of the exterior wall per the IBC Table 602. Design details and indicating the UL listing for that rated assembly will need to be indicated on the drawings. 11. Sheet 1; General Building Summary: The allowable area calculations indicate an allowable area of 9000 square feet and an actual area of 16,632 square feet. Please provide complete area increase calculations. If the sprinkler system is required per exception 3 in Section 506.3, the area increase for the automatic sprinkler system may not be used. 12. Sheet 1; Site Plan: There is a note indicating that 8500 SF is the maximum allowed per the IBC without automatic fire sprinklers. Please revise the note to correspond with the allowable areas and area increases indicated elsewhere on this sheet. 13. Sheet 1; General Building Summary: Please provide an occupant load in the table. Reference the IBC Table 1004.1.2. 14. Sheet 1; General Building Summary: An occupancy classification of U (utility and miscellaneous) is listed here. The Building Code Data Sheet indicates an occupancy classification of F-1 (moderate hazard factory industrial). Please coordinate and revise. 15. Sheet 1: Please indicate on this sheet the occupancy classification of the existing building. 16. Sheet 1; Permit Data: The project is identified as a 15,0200 square foot tenant improvement to an existing building. Please revise this information. 17. Sheet 2; Floor Plan: Please provide an exiting plan, indicating the location of the exit doors and the number of occupants exiting at each door. Egress doors shall be of pivoted or side hinged swinging type. Keynote 3 indicates sliding access doors. Please reference the IBC Section 1008.1.2 and clarify on the plan. 18. Sheet 2; Keynotes: Notes 2, 9, and 10 could not be located on the plan sheet. Please verify. 19. Sheet 2; Floor Plan: A note on the plan (Key Note 1) indicates a floor drain, typical, 6 segments x 2 segments. Does this mean one floor drain in 12 locations for each greenhouse? Please clarify the total number of drains, and indicate on the plans. 20. Sheets S-1 and S-2 (Morris Shaffer Engineering): These sheets have not been sealed by an Arizona registrant. Please provide, including date signed and expiration date of the license. 21. Sheet S-1 (Morris Shaffer Engineering): The plan set includes foundation design criteria per the IBC 2015. The City of Tucson has not adopted the 2015 IBC. Please revise to the 2012 IBC. 22. Sheet S-1 (Morris Shaffer Engineering): This sheet indicates foundation design (no soil report) which conflicts with the foundation design by Grenier Engineering (using a soil report). Please coordinate. 23. Sheet S-1 (Morris Shaffer Engineering); Design Criteria: The basic design wind speed is 115 mph (ultimate) or 90 mph (nominal). Please revise. 24. Sheet S-1 (Morris Shaffer Engineering); Notes: The City of Tucson requires all lettering (upper and lower case) to be a minimum of 3/32" in height. Please revise. 25. Structural Calculations; Morris Shaffer Engineering: The calculations have multiple pages missing. Please submit two complete sets of structural calculations. 26. Sheet S2.0 (Grenier Engineering); Drilled Shaft Schedule: The specified depth of DS-2 in the shaft schedule is 3'-0", but the calculations indicate 3.25'. Please clarify. 27. General: Please provide a Special Inspection Certificate for the project. 28. General: Please provide the foundation design calculations and structural details for the water storage tanks identified on Sheet 1 and Sheet U1. 29. General: Please provide written responses to all review comments. 21. |
