This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLANS: 1. Show or notate a 6" minimum separation of untreated exterior posts above finished grade and metal pedestal base with 1" space above concrete, R319.1.4 exception 1. Detail #6 shows untreated wood in contact with concrete. 2. Notate on the drawings the allowable soil bearing pressure used in the design of the footings. The maximum allowable foundation pressure is 1,000 PSF with a 12" footing depth. Greater ratings require an 18" footing depth, (IBC 1805.2 City of Tucson Amended). Detail #6 shows an undersized post footing supporting live and dead loads over 1,000 pounds. 3. Locate and detail all footings (R401.2) for exterior walls. The minimum footing depth is 12" and width is 12" for wood framed walls, R403.1.1 with #4 (top & bottom) continuous rebar reinforcement. The toedown (keynote #31) may not be appropriately sized. 4. Show wood framing members resting on concrete as pressure treated, R317.1 item 2 an show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R317.1 item 5. Update section A/A1.1. 5. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with (anchor bolt length for assuring) 7" embedment into concrete or masonry, R403.1.6. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. Update section A/A1.1 STRUCTURAL PLANS: 1. Provide an engineer's calculation, design and seal for the cantilevered metal structure, R802.7.1.1. ELEVATIONS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. MECHANICAL PLANS: 1. Clarify the cooling capacity in accordance with a Manual J calculation, M1401.3, M1601.1. The equipment size on the plans is not sized in accordance with Manual J demand considerations. ELECTRICAL PLANS: 1. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. Show a receptacle on each side of door openings. 2. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. . 3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show code compliant "R" values of insulation and maximum "U" factors of the windows on the plans, N1102.1. Ceiling insulation may be reduced to R-30 for limited areas with insufficient cavity spaces, N1102.2.2.
