To include Section 1103.4.3 Vertical Openings for more than five stories, Section 1104 Means of Egress for Existing Buildings including 1104.24 Egress Path Markings. In addition, modifications that were adopted by the City of Tucson for the 1988 Uniform Building Code Chapter 1 Life-Safety Requirements for Existing Buildings and Division II Special Provisions for Existing High-Rise Buildings shall be reviewed. It appears that over the years modifications to this building have been made and this building is not in compliance with those regulations. If a conflict exists between 2012 IFC and previous modifications to the UBC for existing buildings, the most restrictive shall apply. A Voice Evacuation fire alarm system is required and it appears that the existing fire alarm system is not in compliance and may need to be modified or changed. Additional time may be necessary for full compliance and an agreement with the Building Official and Fire Code Official will need to be granted.-Ken Brouillette |
