COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. COMMENT: As there are significant changes proposed to the site development package DP16-0044 will need to be revised prior to approval of the building plans. The DP was submitted for site revisions review. As of this building plans review the DP revisions were not approved yet.

3. COMMENT: If development package sheets are going to be provided in the building plan set the development package sheets need to be the signed approved sheets.

4. COMMENT: Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve.

06/12/2017 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Comment not resolved. Installation of a temperature-mixing valve to limit the temperature of the water supply to 140 degrees may not serve to limit the temperature of the discharge water if the appliance is equipped with an internal heater. Verify the appliance installation requirements and if needed, specify a discharge water tempering option from the manufacturer. [Initial comment: Verify that the discharge from the glass washer and the dish machine (kitchen equipment numbers 021 and 103) will be 140 degrees Fahrenheit or less. Reference: Section701.7, IPC 2012.]
2. Correct the description of the gas meter on the gas piping diagram; it still calls for a meter delivering gas at ΒΌ PSI. [Initial comment: Southwest Gas, the local gas utility, provides natural gas at 7" WG, 2 PSIG, and 5 PSIG. Appliances needing gas service at 7" WG or greater (e.g. most new fryers) will require a gas meter that delivers at least 2 PSIG gas into a regulator located after the meter set. Reference: Section 402.1, IFGC 2012.]
06/13/2017 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Coordinate the window entries for U-value, SHGF, and PF in COMcheck with the note in detail 1/A8.0. Include the requirement that all fenestration is to be NFRC-certified in detail 1/A8.0. [Initial comment: Provide energy code compliance calculations for the building envelope (e.g. COMcheck); use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-values of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. The U-values and SHGC for the fenestration components shall be NFRC-certified. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012.]
2. The Envelope Compliance Certificate calls for high efficiency HVAC to provide compliance with the requirements of Section C406, IECC 2012. The current HVAC design does not meet the requirements of Section C406.2, IECC 2012 while the interior lighting design does fulfill the requirements for the additional efficiency. Determine which approach will be used to satisfy the requirements of Section C406. [Initial comment: Show how the requirements of Section C406, IECC 2012 are to be satisfied.]
3. Revise the heating and cooling load calculations, using the exterior design conditions shown in Section 302.2, IECC 2012, as modified by the City of Tucson. Evaluation the cooling capacity of the AC units with a condensing temperature of 115 degrees Fahrenheit is not acceptable. [Initial comment: Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.]
