The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).

The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b).

Full HPZ Review Procedure
1. Applicability
The following project types are reviewed for compliance with the applicable standards in accordance with the Full HPZ Review Procedure:
a. Grading or the erection or construction of a new structure;
b. A permit for any alteration involving the modification, addition, or moving of any part of an existing structure, including signs, that would affect the exterior appearance, except as provided in Section 5.8.8.C, Minor HPZ Review;
c. Repairs or new construction as provided for in Section 5.8.8.C, Minor HPZ Review, that the PDSD Director determines shall be approved under the full review process due to the cumulative effect of phased work that would normally be subject to the applicability of the full HPZ review process;

The applicant is proposing a detached garage with a wall height of 10'. The proposed set back to the South is 1' 6" and 3' to the East.

COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).

This site is located in the HR-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).

Based on a wall height of 10'-6" the required perimeter yard setback to the south property line is 7'-0", proposed is 1'-6".

As this site boarders on Speedway Blvd. an arterial street listed on the COT MS&R map all street perimeter yard setbacks are based on UDC Article 6.4.5.C.2 and Table 6.4.5.C-1. The required street perimeter yard setback to the property line along Herbert Avenue is would be 21' measured to the nearest edge of travel lane. As there is no defined edge of travel lane along Herbert Avenue the setback is shown measured to the property line, proposed is 3'-0"
