This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Remove or update the UBC code reference at detail #1/5. 2. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation. 3. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one plumbed to the building drain. FOUNDATION PLANS: 1. Show interior braced wall panels with foundation anchor bolt connection to bottom plates, R602.10.8.3 and R403.1.6. Sheet 13 shows interior braced wall panel locations, but sheet 4 does not show a foundation between the family room and master bedroom. FLOOR PLANS: 1. Show the door from a garage to game room with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, R302.5.1. 2. Show compliance with R303.1 providing artificial light into the office/study. 3. Show a minimum 36" guardrail height around the roof deck, R312.1.x STRUCTURAL PLANS: 1. Provide complete roof framing plans. Show the front porch and game room porch beam size on sheet 5, R301.1. ELEVATIONS: 1. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2 if using a vented attic design. Provide appropriate upper and lower space vents when applying the reduced area calculation per exception requirements. 2. An unvented roof assembly at the game room requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. 3. Show roof slope on sheet 7, R905. See mechanical comment #3. PLUMBING PLANS: 1. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Show a ¾" water meter upgrade. 2. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. (8' for 2" pipe and 12' for 3" pipe). Add a vent at the master bath. 3. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Update the 1" gas line between the meter and first branch tee to 1-1/4". MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4. Update the notation on sheet 10 clarifying the amount of outside air required by M1507.3. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. The cooling capacity shown (9 tons) on sheet 10 may require updating if the calculations justify smaller systems. 3. Provide a level service platform for rooftop equipment located on 3:12 or greater slope, IMC 306.5.1. ELECTRICAL PLANS: 1. Add a double breaker space for future Photo Voltaic on the panel schedule, City of Tucson Ordinance #10549. 2. Provide an electrical riser diagram, E3403.
