COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans and compared them to the approved Grading plan for compliance. While the building footprint location, setbacks are consistent the overall height of the building from the lowest design grade appears to exceed the height allowance in the R-1 Zone.


2. COMMENT: Label a height dimension from the lowest design grade around the building footprint to the midpoint of the tallest gable roof. The max height allowed in the R-1 zone is 25 feet. It appears that from the lowest grade to the mid point of the tallest gable would exceed the 25-foot maximum height allowed. See redlines on sheet 11.

3. COMMENT: Zoning will review the building plans on the next submittal to verify the overall height to ensure compliance. If the height of 25 feet is exceeded a Board of adjustment variance would be required. Revise the plans as required.
