04/21/2017 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Provide heating and cooling load calculations that justify the capacities of AC-1, AC-2, AC-3, and AC-4. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.
2. Show that the thermostatic control for the rooftop unit provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy). If the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. Reference: Section C403.2.4, IECC 2012.
3. Provide adequate ventilation for rooms 104, 105, 108, and 109. Reference: Section 403.2, IMC 2012.
4. Revise the sequence of operation for the restroom exhaust fan so that all of the air supplied to the restrooms will be exhausted (i.e. all of the air supplied to each restroom is to be exhausted during the hours of operation even if the lights are off). Reference: Section 403.2.1 (4), IMC 2012.
5. Revise the mechanical design as required to avoid using the corridor as a return air duct (see rooms 106, 112, and 113). Reference: Section 601.2, IMC 2012.

04/28/2017 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Sheet A000; Codes Utilized: Please add the 2009 ICC/ANSI A117.1 accessibility code to this list.
2. Sheet A000; Project Information: The proposed occupancy classification is indicated to be M (Mercantile). Please revise this to a B (Business) occupancy classification.
3. Sheet A000; Project Information: Does this project include the addition of an automatic sprinkler system? Please indicate on this sheet.
4. Sheet A000; Project Information: The remodel area is 2917 SF, as indicated. The allowable area increase will depend on the inclusion of an automatic sprinkler system. Provide a calculation on this sheet for the allowable area increase per the IBC Section 506.3. Indicate the total allowable area on this sheet.
5. Sheet A000; Occupancy Separation: What is the occupancy classification of the adjacent space, and what is the area of that space? Is that portion of the building sprinklered, and is it occupied at this time? Is a new one hour fire resistance rated demising wall required by the IBC? Please review the IBC Section 508 for area limitations, area separations, and separated/non-separated occupancies to determine if a fire resistance rated demising wall is required.
6. Sheet A000; Project Information: Please indicate on this drawing the minimum number of plumbing fixtures required per the IBC Table 2902.1.
7. Sheet A102; Partition Types: Please indicate the gauge of the metal studs for each wall.
8. Sheet A103; Elevation 6: Please revise the horizontal grab bar (length and location) per the ICC/ANSI Figure 604.5.2.
9. Sheet A103; Plan: Please indicate on furniture note 15 (break room casework) that the top of the counter is required to be 2'-10" maximum above the finish floor for accessibility. Is that cabinet Elevation 3?
10. General: Please provide written responses to all review comments.
