Include a site utility plan showing all meters, backflow preventers and sizes, water, sewer service lines and connection points for buildings in this drawing set.
Provide structural calculations and details for the new site retaining walls with railings and fences secured to tops. Structural details 130 and 131/S5.2 have a height limitation of 2’ and 3’ respectively to top of retaining wall. Detail 8/C1.1 shows a taller retaining wall. Ref. 2012 IBC 107.2.1.
Detail 4/C1.1 refers to structural detail 10/S103. There is no structural detail 10/S103. Also, sheet E1.0 shows light pole bases. SE to design and provide detail and calculations. Remove from architectural and electrical sheets or provide reference to structural detail. Ref. 2012 IBC 107.2.1.
What is the height of the new site wall 7/C1.1 and where is this fence located on the site plan? Also, the section detail has a note “see structural for reinforcement”; however there is no detail for the concrete posts in the structural sheets. Ref. 2012 IBC 107.2.1.
On detail 2/C1.2 there is a note “3/8” steel plate….” that points to the concrete base. This note does not agree with the structural details. Ref. 2012 IBC 107.2.1.
On sheet A2.5 an Add Alternate is shown for a walkway canopy structure with reference to the site plan for extents. However, the site plan does not appear to include this structure. Revise site plan to show extents of canopy and add “Pre-engineered walkway canopy plans, details and structural calculations sealed by an Arizona registrant (Alternate 1)” to the Deferred Submittals list on sheet T1.0. Ref. 2012 IBC 107.2.1.
On door legend, sheet A6.0, add a boxed note: “Per 2012 IECC Table C402.3 exterior glazed entrance doors for Buildings 1, 2, and 4 shall have a maximum U-value or 0.83 and SHGC of 0.25, per Table C402.2 and opaque exterior doors shall have a maximum U-value of 0.61. For new Building 3 the maximum U-values for glazed doors and windows is 0.27 and the maximum SHGC is 0.14, and maximum U-value for opaque exterior doors is 0.12 per COMcheck on sheet A9.0.”
On Door Schedule, sheet A2.0, there is a new front entrance door 1001 scheduled. This door is not identified on either the demolition floor plan or architectural floor plan. Revise plans and add a note in the door schedule “Per 2012 IBC 1008.1.9 egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort.” Ref. 2012 IBC 107.2.1.
At Window Types, sheet A7.0, add a boxed note, “Per 2012 IECC Table C402.3 fixed windows for Buildings 1, 2, and 4 shall have a maximum U-value of 0.50 and operable windows shall have a maximum U-value of 0.65. All shall have a maximum SHGC of 0.25. For new Building 3 the maximum U-values for glazed doors and windows is 0.27 and the maximum SHGC is 0.14 per COMcheck on sheet A9.0.”
One new window (1-102) is to be cut into the existing exterior wall. Call out lintel to be used on Framing Plan, sheet S3.1. Ref. 2012 IBC 107.2.1.
A new 1,252-lb RTU-7 is shown on the mechanical plan. Has the existing roof framing been examined for adequacy in accommodating the weight of this unit?

The Outdoor Lighting Calculations on sheet E1.0 do not appear to correspond to the electrical drawings. The calculations should indicate all exterior light fixtures on this site, both existing and new (not as separate schedules) to arrive at site total lumen and unshielded lumen amounts. For example, the site has 2 new SB fixtures at the new arch, building 2 has 2 new SB fixtures, building 3 has 5 new WP-1 fixtures, and building 4 has 4 new WP-1 fixtures; none of which are accounted for in the outdoor lighting calculations. Calculations are to include all landscaping lighting (if any). Ref. OLC Table 401.1.
The pole light concrete bases shown on sheet E1.0 must be designed and structurally calculated by the structural engineer. Coordinate with SE.
There are four panels (A, B, C and D) in building 1 according to the single line diagram on sheet E4.1. Show locations for all panels on electric power plan, sheet E3.1. Ref. 2012 IBC 107.2.1.
On the power plan, sheet E3.1, indicate a service receptacle on the roof within 25’ of the new RTU-7. Ref. 2011 NEC 210.63.

On the Packaged Pump Schedule – Building 1, sheet M5.1, the cooling ambient air dry bulb is shown as 107-degrees F summer design temperature. Per City of Tucson amendment to the 2012 IECC, the summer Db design temperature must be 104-degrees F. Revise schedule and reselect heating and cooling unit if needed to comply.
Provide heating and cooling load calculations summary sheets to justify the capacity of selected equipment. Ref. 2012 IECC C403.2.1 and C403.2.2. Use 104-degrees F summer DB outdoor design temperature with 66-degrees F design wet bulb temperature, and 32-degrees F winter DB outside design temperature per City of Tucson amendment to the 2012 IECC. Per IECC C403.2.1 and C403.2.2 “the output capacity of heating and cooling equipment and systems shall not exceed the loads calculated in accordance with Section C403.2.1.”
Economizer Note on sheet M5.1 and COMcheck state that economizers are not provided; however note 1 for RTU-7 in the Packaged Heat Pump Unit Schedule – Building 1 states that an economizer will be provided. Please explain.
RTU-4 is an 8.5 ton unit however the COMcheck shows no units of this size. It appears that the COMcheck does not accurately reflect the mechanical equipment schedules on sheet M5.1. Review the COMcheck and correct for accuracy.
