08/15/2017 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Previous Comment 4; Sheet LS1.1; Project Data: The mezzanine occupant load was not located in the Project Data. Please provide. In addition, indicate the total occupant load for the entire building in the Project Data section. 2. Previous Comment 10; Sheets S0.1, S0.2, S2.1, S5.1, and S5.2: The City of Tucson requires all lettering (upper and lower case) to be a minimum of 3/32" in height. The general notes on Sheet S0.1, Detail/Schedule notes on Sheet S0.2, Sheet notes on Sheet S2.1, and Section/Detail notes on Sheets S5.1 and S5.2 do not meet that criteria. Please revise. 3. Previous Comment 12; Sheet S1.1; Foundation Plans: Section 4/S5.1 indicates the footing F36 as called out on the foundation plans. Please indicate on the Section the footing is 3'-0" square. 4. Previous Comment 31; Sheet A4.4; Section 2: The note '2-layers of 5/8" gyp. bd. attached to concrete wall' at the bottom of this Section was not removed. Please verify. 5. Previous Comment 38; Sheets A9.1 and A9.2: The response letter indicates Sheet A9.2 will be deleted from this set. Please verify. 6. General: The architect of record has used a State of Nevada seal on many sheets in this submittal. Please restamp with an Arizona seal, including the signature, date of the signature, and expiration date of this license (below seal). 7. General; Structural Calculations and Drawings: The engineer of record must sign the seal on the calculations and drawings, provide the date of the signature, and include the expiration date of this license (below seal). 8. General: Please provide written responses to all review comments. |
08/16/2017 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Comment not resolved. The locations of the thermostats and the description of the thermostat's features in the general notes on sheet M0.1 do not address the question posed in the comment. [Initial comment: Show that each rooftop unit has a thermostatic control that provides for off-hour and setback control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy). If the thermostat does not require manual changeover from the heating and cooling modes, it shall restrict the set point overlap. Reference: Section C403.2.4, IECC 2012.] 2. No structural calculations or details have been provided. [Initial comment: Provide structural calculations and details to show that the addition of the rooftop units will not adversely affect the building structure. Reference: Section 302.1, IMC 2012.] 3. The City of Tucson has adopted the 2012 International Mechanical Code, not ASHRAE 62.1 for determining the minimum required ventilation rate. Provide an appeal to the building official requesting to use an alternate anticipated maximum population of the theaters based on fixed seating in the theaters rather than the occupant load shown in Table 403.3, IMC 2012. Reference: Section 104.11, IBC 2012 and Section 403.3 (exception), IMC 2012. [Initial comment: Provide calculations to show that the ventilation system has been sized in accordance with Section 403.3, IMC 2012.] |

08/17/2017 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. When Southwest Gas delivers natural gas at the gas meter with a pressure of 7" WG, you will not be able to deliver the required minimum gas pressure to the water heater (i.e. gas flow with no pressure drop is physically impossible). Reference: Section 402.5, IFGC 2012. [Initial comment: Clarify the minimum operating gas pressure for the water heater. The manufacturer recommends a minimum operating gas pressure of 7" WG unless the low-inlet gas pressure option is selected when the water heater is ordered. Southwest Gas, the local gas utility, provides natural gas at 7" WG, 2 PSIG, and 5 PSIG. Appliances needing gas service at 7" WG or greater will require a gas meter that delivers at least 2-PSIG gas into a regulator located after the meter set. Reference: Section 402.1, IFGC 2012.] 2. Relocate the shutoff valve in detail 16/P0.3 so that closing the valve will allow the sediment trap to be serviced. [Initial comment: Provide a sediment trap downstream of the appliance shut off valve, as close to the equipment as possible. Reference: Section 408.4, IFGC 2012.] 3. Detail 11/P0.3 shows the three indirect pipes from the 3-compartment sink combined into one drainpipe. [Initial comment: Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012.] 4. General note #6 on sheet P1.3 addresses Section 905.5, IPC 2012 but this comment is based on Section 905.4, IPC 2012. [Initial comment: Verify that all of the vents rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally (the condition appears to occur in 13 places). Reference: Section 905.4, IPC 2012.] |
