COMMENT: Zoning has reviewed the T.I. building plans for consistency with the current version of the shell building plans. While the T.I. plans are fairly consistent with the Shell building plans zoning cannot approve the T.I. plans at this time. 2. COMMENT: Zoning has not been able to verify consistency with the approved DP at this time. The DP was approved over the counter but the plans were not received back to the PDSD permitting clerks for final processing, (the DP plans are in the possession of the Architect for the Shell building). Prior to approval by zoning the T.I building plans must be approved by the Commercial Plans review staff. Zoning will review and approve the building plans on the next submittal and if applicable approve and stamp the T.I. building plans. 3. COMMENT: Per the Shell building plans, a structure for the Galaxy Theatre sign is to be constructed as an integral part of the existing building. The overall height of the structure is 45 feet which includes the "Stars Embellishment above the parapet of the proposed structure. This development is within a Scenic Corridor Overlay Zone. All commercial structures that are within 400 feet of Houghton Road right of way line are subject to a maximum 30-foot height, measured to the highest point of the parapet wall from design grade (UDC section 5.3.3.A, 5.3.5.A.2 and 6.4.4.A.3) . The proposed structure for the sign measures 40 feet to the top of the parapet (does not include the "Stars Embellishment" above the parapet) which exceeds the allowed height by 10 feet. Approval of the structure as proposed will require review and approval through a Board of Adjustment process. If a variance to the height is approved all information related to the Board of Adjustment case such as case number, variance request, conditions of approval, and date of approval must be listed on the T.I. Building plans. 4. COMMENT: The variance request must be approved through the Board of Adjustment prior to zoning approval of the T.I. and Shell building plans. Assure that Scenic information as noted above is listed on the T.I. Plans. 5. Section R4-30-304 of the Rules of the Arizona State Board of Technical Registration, states that in addition to signing the seal, the registrant shall include the date the document was sealed and that a notation shall be placed beneath the seal, written, typed, or electronically generated, that provides the day, month, and year of the expiration of current registration. (Effective March 8, 2008). 2. Replot sheet P0.2 so that the fixture unit and water pressure calculations are legible. Reference: Section 107.2.1, IBC 2012. 3. The specified gas-fired water heater is not a residential unit with a draft hood as shown in detail 4/P0.3; it is a high-efficiency unit. On sheet P1.4 it is shown installed as a direct vent unit with an exhaust vent and a combustion air duct (the location of the exhaust and combustion air ducts however are reversed on sheet P1.5). Revise the detail to show the water heater installed per the manufacturer's instructions. 4. Clarify where the T&P relief for the water heater will be terminated. Reference: Section 504.6 (2), IPC 2012. 5. Provide a watertight pan of galvanized steel (minimum 24-gage) or other approved material under the water heater with a drain to an approved location. Reference: Section 504.7, IPC 2012. 6. Provide a drain for the exhaust condensate for the water heater per the manufacturer's instructions. Reference: Section 303.2, IPC 2012. 7. Clarify the minimum operating gas pressure for the water heater. The manufacturer recommends a minimum operating gas pressure of 7" WG unless the low-inlet gas pressure option is selected when the water heater is ordered. Southwest Gas, the local gas utility, provides natural gas at 7" WG, 2 PSIG, and 5 PSIG. Appliances needing gas service at 7" WG or greater will require a gas meter that delivers at least 2-PSIG gas into a regulator located after the meter set. Reference: Section 402.1, IFGC 2012. 8. Provide a sediment trap downstream of the appliance shut off valve, as close to the equipment as possible. Reference: Section 408.4, IFGC 2012. 9.
