TRANSMITTAL DATE: April 13, 2017

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. There appears to be a sign element that may constitute a building wall. This wall exceeds the allowed building height within the scenic corridor, see UDC Section 5.3.5 and figure 5.3-C. A determination by the Zoning Administrator may be required.

3. The development package sheet provided in the building plan set will either need to be the approved signed set, marked as reference only or removed from the building plans.

4. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve.

Due to the overall height (40 feet) of the structure proposed for the new Galaxy sign excluding the five feet (Stars embellishment - per Zoning Administrator's determination) above the proposed structure's parapet wall, a Board of Adjustment Variance approval will be required for the additional 10 feet above the allowable building height of 30 feet within a Scenic Corridor Overlay, UDC section 5.3.5.A.3.

2. Sheet T-1: What was the occupancy classification for the previous tenant in this space? Please indicate this on the drawings.
3. Sheet SP-1; Site Plan: It appears the valuation for this project was based on a new shell space. Please verify. If this is an existing building that had a previous tenant, please provide a valuation (labor and materials) for this portion of the project (shell renovation).
4. Sheet A-2; Enlarged Storefront at Vertical Sign Element: Please revise the plan number reference in the title to 2.
5. Sheet A-3; Ramp General Notes: Note 1 should indicate 'not steeper than 1 in 12' (per the IBC Section 1010.3). Please revise.
6. Sheet A-3; Ramps: At all plans on this sheet indicating ramps, please provide the top elevation of the ramp, the slope of the ramp, the length of the ramp, and the bottom elevation of the ramp.
7. Sheet A-12; Sections 1 and 4: Please reference the structural section/detail that indicates how the new foundation is to be constructed at the existing foundation.
8. Sheet A-13; Sections 1, 3, and 4: Please reference the structural section/detail that indicates how the new foundation is to be constructed at the existing foundation.
9. Sheet A-14; Sections 2 and 4: Please reference the structural section/detail that indicates how the new foundation is to be constructed at the existing foundation.
10. Sheet S-1 (Column Schedule); Structural Calculations (Sheet 44): The calculations indicate column 2 base plate is 12" x 12" x 3/4". The column schedule indicates an 8" x 12" x 3/4" base plate. Please coordinate.
11. Sheet S-7; Details 2 and 3: These details indicate a steel pipe guardrail, while the structural calculations indicate a structural tube. Please clarify. Indicate on these details to reference architectural sheet A-5 for the guardrails, or indicate the size on those two details.
12. Structural Calculations (Sheet 26); Sheet A-5 (Guardrail and Handrail Notes): The architectural note indicates guardrails and handrails are 1-1/4" nominal standard pipe. The structural calculations indicate a structural tube 1 1/2" x 1 1/2" x 11 gauge. Please coordinate.
13. General: Please provide written responses to all review comments.
