This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Provide consecutive sheet numbers on each construction drawing, R106.1.1. 2. Items built without permit may require alteration or improvement for achieving code compliance with the 2012 IRC, R101.3. This permit is presently for remodeling a building assumed built with a permit and fully inspected, otherwise complete construction plans must be provided for review. FOUNDATION PLANS: 1. Show the required minimum one #4 reinforcement rebar 3" from edge in the footer, R403.1. (City of Tucson Amended). Update the carport footer with "two #4 each way" required for point load footers. STRUCTURAL PLANS: 1. Provide a complete carport roof framing plan with rafters sized with appropriate load carrying capacity, R301.1. 2. Specify steel roof framing consistent with R804 for determining performance compliance when designing a prescriptive steel structure. Otherwise, provide a design with an engineer's calculation, design and seal for a non-prescriptive structure, R106. 3. Provide roof tie-down consistent with R804.3.9 for determining performance compliance when designing a prescriptive steel structure. 4. Field welded connections require special inspections. A special inspection request must be included with the permit application, UAC306.1.5. PLUMBING PLANS: 1. Identify the location of the new show pan (bathroom 1 or 2) and show any other plumbing work on the plans, R106.1.1. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. 2. Show all mechanical work on the plans including vent locations, R106.1.1. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. 2. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. 3. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 4. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12. 5. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.12 & E3706.2. 6. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 7. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
