08/14/2017 PIMA COUNTY BUILDING-COMMERCIAL REVIEW Reqs Change T17CM02325 Revision 1 - PLAN REVIEW COMMENTS
Reviewer: Chris Anderson, August 11, 2017
BUILDING – COMMERCIAL
The revised occupant load calculations (shown in two places in the Code/Project Data) has eliminated the calculation for two seating areas in area 1 that are shown on the approved Life Safety Plan. Please recalculate occupant load with occupancy for these two areas (labeled 1A on the approved plan) figured at 15 SF/occupant. Ref. 2012 IBC Table 1004.1.2.
This revision substantially alters the building envelope. Submit a new building envelope COMcheck.
Add wall type tags for furred walls at interior of exterior cmu walls on the floor plan, sheet A1.1. Only one tag is shown (Team Room B0350) and it is designated as “?”.
Identify exterior wall and roof insulation R-values per the COMcheck (see building comment 2) on all building sections, sheet A3.3, and exterior wall types, sheet A5.2.
On sheet A3.2 add a boxed note that identifies the maximum U-factors for exterior doors and windows as well as the maximum SHGC for glazed fenestration per the envelope COMcheck (see building comment 2).
On sheets A3.3 & A3.4, the foundations shown for exterior walls on the building sections do not align with walls.
Add exterior door B0201 to the Door Hardware Schedule on sheet A6.1.
Submit structural calculations sealed by the engineer of record.
On foundation plan, sheet S2.0, detail callout 105 shown at two openings on the north wall is incorrect. These are window openings.

The Exhaust Fan Schedule, sheet M9.1, does not indicate how restroom fans will be controlled to prevent recirculation of air from these rooms where more than 10% of the resulting supply air stream consists of air recirculated from these spaces. Ref. 2012 IMC 403.2.1.
The ambient outside design temperature for the selected split system heat pumps is shown on the Split System DX Heat Pump Schedule, sheet M9.1, as 113 degrees F for summer and 22 degrees F for winter. This does not comply with City of Tucson amendment to the 2012 IECC requiring that equipment be selected based on 104 degrees F summer dry bulb temperature and 32 degrees F winter dry bulb temperature. Reselect equipment based on the correct design outdoor air temperatures.
Submit heating and cooling calculations summary sheets to justify the capacity of selected equipment. Ref. 2012 IECC C403.2.1 and C403.2.2. Use 104-degrees F summer DB outdoor design temperature with 66-degrees F design wet bulb temperature, and 32-degrees F winter DB outside design temperature per City of Tucson amendment to the 2012 IECC. Per IECC C403.2.1 and C403.2.2 “the output capacity of heating and cooling equipment and systems shall not exceed the loads calculated in accordance with Section C403.2.1.”
The mechanical COMcheck on sheet M9.3 identifies the 5 new units with a cooling capacity of 48 Btuh, whereas the heat pump schedule on sheet M9.1 identifies these same units with a cooling capacity of 40.5 Btuh. Please revise the COMcheck to match the selected equipm

Add note on sheets E1.1, E1.1M, E2.1, E3.1 and E4.1 to read “All above ceiling wire and cable shall be plenum-rated or installed in conduit.”
Submit lumen calculations in accordance with the 2012 City of Tucson/Pima County Outdoor Lighting Code Table 401 for this parcel. Select one of the three commercial options for lighting area E2, then calculate the allowable total lumens and allowable total unshielded lumens for the parcel acreage. In tabular form, identify each outdoor light fixture type, the lumens for each fixture x the number of fixtures, and the total lumens for all fixtures combined. Note which fixtures are unshielded and which are fully shielded and indicate the total lumens for all unshielded fixtures.
