The Lighting Fixture Schedule indicates a 4000K type G fixture; however this fixture does not appear on the Lighting Plan. Ref. OLC 402.1. Provide outdoor lighting lumen calculations for the entire parcel per Outdoor Lighting Code Table 401.1, Lighting Area E2. The photometric plan on sheet E9.1 does not satisfy this requirement. Light fixtures in restrooms, office, janitor closet, electric room, riser room, storage room and IT room shall have occupancy sensors per 2012 IECC C405.2.2.2. However, as a visitor center this is assumed to be a public building with large reception, conference and “team” room, and is more appropriately classified as A-3, “assembly”. Provide solid reasoning for classifying this facility as a “B” occupancy or revise the occupancy to A-3. Ref. 2012 IBC 303.4. The occupant load in the Code/Project Data indicates 2,069 SF of “business” area at 100 SF per occupant; however 2012 IBC Table 1004.1.2 is based on the function of the space. 100 SF per occupant for the large reception area does not coincide with normal reception area usage. Revise occupancy calculations for this space using 5/7/15 net SF per occupant. Provide a plan showing furniture layout in reception area (if any), circulation space and standing space. Use appropriate SF/occupant for each of these areas. How will the conference and team rooms be used? Will either room ever be used as open standing space or with concentrated chairs instead of tables and chairs? Ref. 2012 IBC Table 1004.1.2. Provide plumbing fixture calculations based on the (revised) occupancy calculations to justify amounts of plumbing fixtures shown on floor plan. Ref. 2012 IBC Table 2902.1. In Deferred Submittals box on sheet G0.0 add “Structural precast concrete design drawings and structural calculations sealed by an Arizona registrant.” Ref. 2012 IBC 107.3.4.1. The column schedule on sheet S3.1 shows column C-4 to be W12x45, and the foundation plan, sheet S1.1 shows the foundation for this column to be a type F5.0. However, the structural calculations, page 3/12, shows the column at column line C-4 as W10x33 and the footing as 4’x4’x1.5’ which is footing type F4.0 on the Footing Schedule, sheet S3.1. Ref. 2012 IBC 107.2.1. The column schedule on sheet S3.1 shows column C-1 to be W12x45, and the foundation plan, sheet S1.1 shows the foundation for this column to be a type F5.0. However, the structural calculations, page 3/12, shows the column at column line C-1 as W10x33 and the footing as 4’x4’x1.5’ which is footing type F4.0 on the Footing Schedule, sheet S3.1. It is impossible to confirm which column and spread footing design in the structural calculations correspond to columns A-1.8, A3.1, B-2, C-2 and C-3 on the Column Schedule and Foundation Plan. Please clarify by revising the Spread Footing Design ”Footing Column Location” on pages 4-9 of the structural calculations. Ref. 2012 IBC 107.2.1. Identify locations for sections 4&5/S4.1 on foundation and framing plans. A dumpster enclosure is shown on the Architectural Site Plan, sheet A0.0. Is this enclosure part of this project? If so, provide details and dimensions. Add boxed note to sheet A3.2 “Maximum U-value for glazed fenestration is 0.27, and maximum SHGC is 0.23.” This corresponds to values given in building envelope COMcheck included on sheet G0.1. Ref. 2012 IBC 107.2.1. Curtain wall elevations on sheet A3.2 indicate fairly large expanses of butt-jointed glazing supported by horizontal frame members spanning 20-feet. Also, the envelope COMcheck on sheet G0.1 indicates that the perimeter frame will be thermally broken. Submit information regarding curtain wall and window system(s) indicating that the frame is thermally broken along with manufacturer’s structural evaluation showing that the curtain wall system will withstand local static and lateral forces for the spans and heights shown. Ref. 2012 IBC 107.2.1. A note under the Door, Frame and Hardware Schedule on sheet A6.1 directs the reader to the specifications for a hardware schedule. COMMENT: Zoning has reviewed the building plans but cannot approve them at this time. While the building plans are consistent with the current version (1st Review) of the DP under review, the building plans cannot be approved by zoning until the plans have been approved by the Commercial Plans reviewers and the DP is approved. 2. COMMENT: The site plan for the Visitors' Center Building in the current version of the DP and the site plan in the building plans are not consistent in the proposed sidewalk area along the south side of the building. See the copy of the current version of the DP site sheet attached to sheet A0.0 for reference related to this comment. Coordinate with the Engineering firm to verify the required sidewalk location from the loading zone to the building. 3. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage to ensure consistency with the current or approved version of the DP at the time of the next building plan review. 4. COMMENT: If the PDSD or 3rd Party Commercial Plan Reviewer's comments affect the building footprint, height, or square footage of any of the buildings, the DP will have to be updated and re-approved. 5.
