| 04/19/2017 | ARUIZ1 | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | Please address the following electrical plan review comments. Also provide a written response. #1. Ref: Plan Sheet E2, E6. Provide complete One Line Diagrams for each electrical service for each building including the parking garage. Please include the following information: (a) Assign a designation label for each service that correlates with the building served. (b) Total building service load each building and each electrical service. (c) The site plan shows some of the buildings with 4 meter packs and some with 6 meter packs . The One Line Diagram shows two 6-meter packs with no building designation. Please revise the site plan and or the one-line diagram to show accurate correlation between the two plan documents for the electrical service equipment, include entire site. (d) The electrical system voltage at the service equipment is shown as (120/208 volts, 3 phase). This does not correlate with voltage ratings shown for the unit sub panels or the load calculations. Please revise to reflect the correct values. (e) Provide conduit, conductor sizes and types for the electrical service secondary feeders on the plans. Include for each service. (f) Residential load calculations show exaggerated receptacle devices. For example, there is only one unit 'C', yet the load calcs show 1186 receptacles at 3.5 watts per square foot? Please revise to clarify that there are not 1186 receptacles for that unit. Please address the load calcs for the other units as well. (g) Ref: Plan Sheet E6. The wording and or symbols within the building exterior walls is not legible due to overlapping of the lettering. #2. Electrical plans for building #2 basement unit are not included with the electrical plans. #3. Ref: Plan Sheet E5. The Parking Garage is shown as Unit E. Please correct or clarify. #4. The sub-panels in units A cannot be located in the bedroom closets. NEC 240.24D. #5. Provide a switched lighting outlet in the mechanical closets and closets enclosing sub-panels for Units B, C, F. #6. Verify 36 inches in front and 30 inches horizontal of dedicated working clearance in front of the sub-panels for Units C and F. NEC 110.26 #7. Please clarify for all units, on the lighting and power floorplans. (a) Not all the light switches have a letter designation for the specific luminaire it controls, and some luminaires do not have a letter designation that correlates with the switch. Also due to the crowding or overlapping of lettering and symbols, it is unclear as to the function or task of the devices. Please clarify. (b) Some of the luminaires are not designated with a letter or symbol. Please review all the luminaires and provide a designating symbol or letter that correlates with the luminaire schedule. (c) The lighting schedules and legend do not provide sufficient information to verify compliance with the 2012 IECC. Please provide a complete luminaire schedule, and compliance with the 2012 International Energy Conservation Code. (d) Receptacle spacing to comply with NEC 210.52A. 6 feet or less from doorways, and 12 feet maximum between receptacles. (e) Provide for tamper resistant receptacles in the dwelling units as required per NEC 406.5, 406.12. #8. Provide Activity for permiting of the Parking Garage. #9. Due to the lack of information, plan documents, and or unclear symbols as defined in these comments, additional comments may be generated at the subsequent plan review.
