The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the NR-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. This property is located in the Jefferson Park Neighborhood Preservation Zone (NPZ) and will require NPZ review prior to Zoning approval of the building addition. Contact Carolyn Laurie (520) 837-4953 for process and fees. The plans will need to be stamped by NPZ.

2. Provide a full floor plan for the entire house so that the total number of bedrooms can be verified.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SECTIONS - DETAILS:

1. Provide a wall cross-section detail showing materials and fasteners, R106.1.1.
2. Show a minimum ½" diameter anchor bolt and treated sill plates for a framed wall, R602.10.8 & R403.1.6.
3. Notate and specify the size and spacing of #4 rebar in the footing detail, R403.1.
4. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
5. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value.
6. Notate and specify a complete roofing system: Roof sheathing, size (1/2" OSB) and method of installation (moisture barrier, flashing, etc.), R905.

ELECTRICAL PLANS:

1. Show locations of each smoke alarm in bedrooms, R314.
2. Smoke alarms are also required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity.
3. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
4. Provide an electrical riser diagram, E3403. Notate the grounding and bonding method, E3607. Metallic gas lines must be bonded and not be used as the primary grounding method, E3608.
5. Provide a sub panel feeder wire and breaker size on the Riser Diagram, E3705.5.
6. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.12 & E3706.2.
7. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4.
8. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8.
9. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.
10. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
11. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
2. Update the ceiling insulation value shown on sheet #8, N1102.1.
