COMMENT: Zoning has reviewed the proposed tenant improvements for "First Credit Union". While the proposed improvements do not impact the site improvements such as setbacks, parking, landscaping etc zoning cannot approve the TI plans at this time. 2. COMMENT: The property is Zoned HC-3 (Historic Overlay) and prior to any additional Zoning review or approval the plans must be reviewed by PDSD Historic Preservation Staff. The TI includes two changes proposed to the exterior walls that must be approved through the historic review process. Change 1; is removal of an existing door facing Church Avenue and replacing it with a window. Change 2; is removal of an existing window along the south-side of the building and reconstructing the area with a niche for a future ATM. As mentioned, the changes do not affect any site requirements but due to the historic overlay a Historic review is required. 3. COMMENT: The applicant must contact Jonathan Mabry (Historic Preservation Officer) 837-6968 or Michael Taku (Lead Planner) 837-4963 for information related to the HPZ review. (Building elevation drawings may be required for this review.) 4. COMMENT: Once the HPZ review and approval process has been completed the plans must be reviewed by PDSD Zoning to ensure compliance with any of the HPZ conditions of approval, if any. The HPZ case number, date of approval and conditions of approval must be listed on the cover sheet as a general note. The HPZ case number must be listed next to the title block of all plan sheets. 5. COMMENT: Zoning is willing to review the building plans over the counter on the next submittal.
