03/23/2017 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Revise the gas load for the two proposed water heaters base on their maximum loads of 199 BTUH each. Reference: Sections 402.1 and 402.3, IFGC 2012. 2. Verify that the automatic faucets in the restrooms will operate for a minimum time of 10-seconds for accessibility. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 3. The specified Symmons Series 5 thermostatic mixing valve is an obsolete product. Specify a mixing valve that is listed to ASSE 1070 for supplying tempered water to the restroom lavatories. Reference: Sections 303.4 and 607.1.2, IPC 2012. 4. Verify that the proposed two water heaters can supply the total hot water demand with only 8.4 GPM at an 80-degree Fahrenheit rise. Reference: Section 607.1, IPC 2012. 5. At a minimum, beverage dispensers require the use of a backflow preventer that is listed to ASSE 1022. Reference: Section 608.16.10, IPC 2012. 6. The civil utility drawing indicates that a backwater valve will be required for this building. Show the location of the backwater valve. Reference: Section 715.1, IPC 2012, as amended by the City of Tucson. 7. The vents serving the proposed gravity grease interceptor are not required to rise vertically to at least 6" above the flood rim of the interceptor prior to running horizontally. They are however, required to rise at least 6" above the flood rim of the interceptor prior to joining. Reference: Sections 905.4 and 905.5, IPC 2012. 8. Provide sizing calculations for the gravity grease interceptor per Section 1003.3, IPC 2012, as amended by the City of Tucson. 9. Provide roof drainage calculations and plans. Reference: Sections 1101, 1106 and 1108, IPC 2012. |
03/23/2017 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Revise the font size used on the drawings to a minimum height of 3/32-inch. If the CaptiveAire shop drawings are to be included as work done under your supervision, ensure that they are legible. (Note, the shop drawings appear to be for a facility located in Mesa, Arizona.) Reference: Section 107.2.1, IBC 2012. 2. Provide energy code compliance calculations for the building envelope; COMcheck was not found on sheet A450. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012. 3. Show how one of the "Additional Efficiency Package Options" (C406, IECC 2012) is to be accomplished. Reference: Section C401.2, IECC 2012. 4. Revise the mechanical COMcheck compliance certificate to use the 2012 edition of the IECC rather than the 2009 edition. 5. Revise the water heater description in the mechanical COMcheck compliance certificate to show a natural gas input of 199 kBtu/h instead of 180 Btu/h. Verify the efficiency of the proposed water heaters; the published data for the Rennai model R94LSi shows an energy factor of 0.82 rather than the 0.94 used in the submitted COMcheck. 6. Verify that the three rooftop AC units will be equipped with economizers complying with the requirements of Section C403.3.1.1, IECC 2012. 7. Show how the excess outside air will be relieved from the building when the three rooftop AC units are in economizer mode. Verify that the relief air will not be recirculated into the building. Reference: Section C403.3.1.1.4, IECC 2012. 8. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012. 9. Show that each rooftop unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy) and, if the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. Reference: Section C403.2.4, IECC 2012. 10. Show the size, routing, and termination of the condensate drains from the three rooftop units. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson. 11. Clarify the labeling of the rooftop units. RTU-1 is noted as both RTU-1 and RTU-3 on sheets M100 and M200 while RTU-3 is called out as both RTU-3 and RTU-1 on sheet M200. 12. Clarify the controls for exhaust fans EF-1, EF-2, EF-3, and EF-4. The specifications shown on sheet M000 do not correspond with the control requirements shown on sheet M100. Reference; Section 107.2.1, IBC 2012 13. Clarify the sequence of operation for exhaust fan EF-4. The electrical power plan on E200 calls for the fan to be interlocked with RTU-1 but the restrooms are conditioned by RTU-2. Reference; Section 107.2.1, IBC 2012 and Section 403.2.1 (4), IMC 2012. 14. Revise the balancing information for the restroom exhaust fan so that all of the air supplied to the restrooms will be exhausted Reference: Section 403.2.1 (4), IMC 2012. 15. Show the location of exhaust fan EF-5 and clarify the exhaust flow rate; it is noted as 300 CFM on the Fan Schedule and 50 CFM on the Air Balance Schedule. Reference: Section 107.2.1, IBC 2012. 16. Clarify the location of the CO2 cabinet identified on the Fan Schedule and provide the capacity of the CO2 system. If the carbon dioxide storage consists of more than two 50-pound cylinders, provide a mechanical exhaust system activated by an asphyxiant gas detection system. Reference: Tucson Fire Department Standard Operating Guideline for Compressed Gases dated 04/28/2015. |
03/23/2017 | ROBERT SHERRY | WATER | REVIEW | Reqs Change | 1. Revise the water meter sizing calculations using the proposed location in Tucson. The civil drawings indicate a 1" water meter is to be provided with a 1-1/2" water service line. Tucson Water allows a maximum demand of 37.5 GPM for a 1" meter. 2. Tucson Water data indicates a water pressure range of 50 to 57 PSI at the proposed location. |

03/29/2017 | DAN SANTA CRUZ | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | PLEASE ADDRESS THE FOLLOWING ELECTRICAL PLAN REVIEW COMMENTS. ALSO PROVIDE A WRITTEN RESPONSE. #1. Ref: Plan Sheet E001, E002. Identify the exterior luminaires at their locations shown on these plan sheets to make it possible correlate them with the luminaire schedules. #2. Provide full compliance with the 2012 IECC for the proposed lighting for this project. #3. Provide full compliance with the TUCSON/PIMA COUNTY OUTDOOR LIGHTING CODE for the exterior lighting. This code can be downloaded from www.tucsonaz.gov/pdsd. The plan documents shall contain all the information necessary to provide evidence that the proposed exterior lighting meets the requirements of this code. See section 104,"Permits and Plan Submission Requirements" #4. Ref: Plan Sheet E100, E200. Minimum text size (font) required to be no smaller than 3/32". #5. Ref: Plan Sheet E300. Please provide the following information on the Single Line Diagram. (a) Conduit, conductor sizes and types for the secondary feeders from the utility transformer to the CT Enclosure. And from the CT Enclosure to the Main Service Disconnect. (b) Please clarify the equipment arrangement and installation on the plan for the electrical service equipment. The current Electrical Code adopted by the City of Tucson is the 2011 National Electrical Code, with no local amendment that should affect the design by the registrant. The note on the plan, "THESE ITEMS ONLY WHEN REQUIRED BY LOCAL CODES" is somewhat inexplicit, because it can allow for possible changes in the field (value engineering) by the installer or contractor. Please remove this note, and provide a complete code compliant electrical service per 2011 NEC. And it may also include any Utility requirements for metering or conduit stub ups into the utility transformer that may apply. (c) The note, "LISTED FOR AVAILABLE FAULT CURRENT" that points to the Main Service Disconnect should show the Available Fault Current (AIC) from the utility to the supply side of the Main Service Disconnect. F1, is shown at the load side of the Main Service Disconnect. This information would be necessary to provide the correct rating for the equipment, or the fuses, as would be needed in order to provide a Series Rated System down-steam per "PANEL AND BREAKER NOTE". (d) The Electrical system Design exceeds the allowable size and rating for other than an Electrical Design Professional registered in the STATE OF ARIZONA, to seal and sign the electrical plans. Per the CITY of TUCSON COMMERCIAL PLAN SUBMITTAL REQUIREMENTS (electrical), Also per the STATE of ARIZONA REVISED STATUTES 32-125, and BOARD of TECHNICAL REGISTRATION RULES R4-30-302, R4-30-304. An Electrical Professional Engineer registered in the State of Arizona is required to Design, Seal and Sign the electrical plans when the electrical system exceeds 400 amps and or the available fault current exceeds 22k (COT). 225 amp 120/208 volts 3 phase (ARIZONA STATE) Ref: 2012 IBC sec. 107.2.1, 2011 NEC, TUCSON/PIMA COUNTY OUTDOOR LIGHTING CODE, CITY OF TUCSON COMMERCIAL SUBMITTAL REQUIREMENTS, ARIZONA REVISED STATUTES, Outdoor Lighting Code and COT Plan Submittal Requirements can be downloaded from www.tucsonaz.gov.
