COMMENT: In order to verify the total number of parking spaces required, include a floor plan of the existing dwelling. 2. COMMENT: A copy of the standard sample plot plan has been attached to the cover sheet for your convenience. Review the sample plot plan and add the information to your site plan that has been redlined on the sample plot plan; such as adjacent zoning, utility locations, lot coverage calculation, and density calculations. Demonstrate where four parking spaces will be provided. Each space must be 8.5' wide by 18' long. Label the height of the building based on the design grade which should be at least 6" below the finished floor or label the finished floor distance to design grade. 3. COMMENT: Zoning will review the site plan on the next submittal to assure that the information requested has been added. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Remove all penciled notation and replace with ink. Sheet #3. 2. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. Update or remove all highlighted 2003 or 2006 IRC entries on sheet #1, 2, 3, 4, 8 and 9. 3. A dwelling unit providing complete independent living facilities requires compliance with design ordinances for handicap provisions, solar water, photo-voltaic and gray water preparations. Design Ordinances adopted by the City of Tucson. 4. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation. 5. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. SITE PLAN: 1. Indicate the location of utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the service lines for verifying correct sizes and necessary upgrades. FLOOR PLANS: 1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. 2. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1. SECTIONS - DETAILS: 1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R317.1 item 5. Update detail 1 & 2 sheet #5. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 4. Revise the attic ventilation calculation on sheet #4, R806.2. The 63.14 area is incorrect. 5. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. The revised City of Tucson Ordinance #11089 for gray water preparation requires a minimum of one compliant fixture, usually the clothes washer at an exterior wall as shown on detail #1, sheet 11. The underfloor gray water plumbing shown on sheet #11 is not required. Remove the kitchen sink from gray water if this option is included. MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air or continuous exhaust fan function. 2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. Update sheet #8. 3. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. 4. Show dryer vent size and location for venting to exterior, M1501. 5. Provide a level service platform for rooftop equipment located on 3:12 or greater slope, IMC 306.5.1. Notate sheet #8. ELECTRICAL PLANS: 1. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets without serving other locations, E3703.2 and E4001.3.1 through E4001.4.5. Place the refrigerator on a different or new circuit. 2. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3901.7. These outlets require GFCI protection, E3902.3. 3. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 4. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. 5. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for ceilings R=38, glazing is U=0.40 as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
