1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Until development package DP16-0202 is fully approved the building plans cannot be approved.

3. It appears that there balconies that encroach into the right of way along Congress Street. Some type of easement or agreement is required for this encroachment. Contact COT Real Estate to secure the easement or agreement. The easement or agreement will need to be secured prior to approval of the building plans.

4. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve.

02/13/2017 ROBERT SHERRY WATER REVIEW Reqs Change 1. Tucson Water limits a 3/4" meter to a maximum demand of 22.5 GPM. The water calculations on sheet P7.0 show an initial proposed demand of 59 GPM. Revise the plans to require that the existing ¾" water meter being replaced with at least a 1-1/2" meter.
2. Reduced pressure backflow prevention assemblies are required to be installed in locations accessible to Tucson Water. Provide verification from Tucson Water that the proposed location for the two reduced pressure backflow prevention assemblies will be acceptable. 02/14/2017 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Replot sheets P1.0, P2.0, P3.0, P4.0, P5.0, and P6.0: the numbers in the architectural backgrounds are primarily shown as rectangles.
2. Horizontal branches shall connect no closer than ten diameters downstream of the bases of vertical stacks (see 3/P7.1). Reference: Section 704.3, IPC 2012.
3. Provide a cleanout at the base of each vertical rainwater conductor that connects to an underground storm drain. Reference: Sections 708.3.4 and 1101.8, IPC 2012.
4. The architectural roof plan, A3.0, Shows an additional roof drain and overflow drain located near D-8 (this is also shown on the background for P6.0) but no drain conductors are associated with the drains. Reference: Sections 1106 and 1108, IPC 2012.
5. The horizontal conductors associated with the roof and overflow drains located near C.5-4 are too small based on a roof area of 4606 square feet and a slope of ¼" per 12". Reference: Table 1106.3, IPC 2012.
