07/18/2017 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Comment 10; Should Corridor A102 be required to have a one hour fire resistance rating per IBC Table 1018.1? Sheet G004 Level 1 Life Safety Plan Door A102A is denoted as serving Zone 2 with an occupant load of 31. Therefore, it appears Corridor A102 would be required to have a one hour fire resistance rating in accordance with IBC Table 1018.1. Furthermore, after clarification in Comment 13 regarding the double doors at the mezzanine level not being considered a second means of egress, should the stairs from the mezzanine be considered an interior exit stairway? If so, the stairs should lead directly to the exterior or be extended by means of an exit passageway conforming to IBC 1023 and would be required to have a one hour fire resistance rating per IBC 1023.3. Please evaluate and clarify. 2. Comment 16; Guardrails are required only where the walking surface is located more than 30" above the floor or grade adjacent to that surface. The revised terminology could not be located. 3. Comment 18; Door A103 should be indicated as a rated door. If determined that Corridor A102 is required to be one hour fire resistance rated, would Door A103 be required to be rated in accordance with IBC Section 716? Please evaluate and clarify. 4. General: If determined that additional fire restance rated construction is required, additional mechanical revisions may be necessary. 5. Provide written responses to all comments. |
07/20/2017 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | The accessible route from the retail office and through the retail storage areas relies upon an overhead door on the east side of the retail storage for an exit discharge. Verify that the accessible route that exits via the auto repair bay includes a door in the fence that surrounds the repair bay. Revise the accessible route to comply with the requirements of chapter 10, IBC 2012. Reference: Section 1008.1.2, IBC 2012. [Third Comment: Show that the auto repair, office, storage, and retail areas have adequate plumbing facilities and that the location of the facilities are within 500-feet along an accessible route.] [Second comment: With the occupant load of 189 people shown on sheet G004, a total of three water closets are required, two for women and one for men. In addition, Section 1109.5.1, IBC 2012 and Section 410.2, IPC 2012 require the installation of two drinking fountains for accessibility (i.e. a high-low drinking fountain or two separate drinking fountains mounted at accessible heights). Note that your occupant load calculation is incorrect (it should be 240 people) but the required number of fixtures is unchanged from the 189-person occupant load.] [Initial comment: Provide calculations to show that the minimum plumbing facilities required by Table 2902.1 and Section 2902.2, IBC 2012 for A3 assembly occupancy are being installed.] |
07/20/2017 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Provide plans sealed by an Arizona Registrant. Reference: Arizona Revised Statutes 32-125, Board of Technical Registration Rules R4-30-304. 2. Additional mechanical comments may be possible depending upon the revisions made to satisfy the building comments. |
