SHEET G004; OCCUPANCY ANALYSIS TABLE: PLEASE VERIFY THE OCCUPANT LOAD FOR ROOM 107 (OFFICE). A 300 SF/OCCUPANT ALLOWANCE WAS USED RATHER THAN THE TYPICAL 100 SF/OCCUPANT. 7. SHEET G004; CODE ANALYSIS (OCCUPANCY SEPARATION): PLEASE INDICATE ON THE DRAWING THE A3 ASSEMBLY AREA DOES NOT REQUIRE AN AUTOMATIC SPRINKLER SYSTEM PER THE IBC SECTION 903.2.1.3. 8. SHEET G004; LIFE SAFETY PLAN (LEVEL 2): PLEASE REVISE THE MEZZANINE AREA REQUIREMENT (INDICATED ON THE PLAN) TO INDICATE (217 + 169)/1172 = 33%. 9. SHEET G004; LIFE SAFETY PLAN (LEVEL 2): A NOTE ON THE PLAN INDICATES '45% FREE AREA BETWEEN MEZZANINE AND CHAPEL'. IS THIS THE OPEN AREA IN THE WALL? PLEASE CLARIFY, AND NOTE THIS MEETS THE REQUIREMENTS OF THE IBC SECTION 505.2.3 (EXCEPTION 2). 10. SHEET G004; FLOOR PLAN (LEVEL 1): SHOULD THE CORRIDOR A102 BE REQUIRED TO HAVE A ONE HOUR FIRE RESISTANCE RATING PER THE IBC TABLE 1018.1 (ASSEMBLY OCCUPANCY WITH OCCUPANT LOAD SERVED OF GREATER THAN 30)? PLEASE VERIFY. 11. SHEET G004; FLOOR PLAN (LEVEL 1): AT THE NOTES INDICATING A ONE HOUR FIRE RESISTANCE RATING AT WALLS AND AT CEILING/FLOOR ASSEMBLY, PLEASE ADD TO REFERENCE SHEETS A110 AND A701 FOR THE UL LISTING NUMBER AND CONSTRUCTION. IN ADDITION, REFERENCE THE DOOR SCHEDULE ON SHEET A700 FOR FIRE RESISTANCE RATINGS REQUIRED. 12. SHEET G004; CODE ANALYSIS (EXIT TRAVEL DISTANCE): THE DRAWING INDICATES A MAXIMUM TRAVEL DISTANCE OF 100'-0" WITHOUT SPRINKLERS PER THE IBC TABLE 1016.2. SHOULD THIS BE 200'-0"? PLEASE VERIFY. 13. SHEET G004; CODE ANALYSIS (NUMBER OF EXITS): A REFERENCE ON THE DRAWING INDICATES TABLE 1021.2(2) APPLIES ONLY TO LEVEL 2. THIS TABLE IS APPLICABLE ONLY FOR STORIES WITH ONE EXIT OR ONE EXIT ACCESS. DOES THIS APPLY SINCE THERE ARE TWO EXITS AT THE MEZZANINE LEVEL? PLEASE VERIFY. 14. SHEET A110; FLOOR PLAN (LEVEL 1): IN THE AUTO REPAIR BAY (A106), OFFICE (A107), AND STORAGE (A108) AREAS, PLEASE INDICATE "NO WORK THIS AREA". 15. SHEET A110; FLOOR PLAN A1: PLEASE INDICATE ON THE PLAN THAT THE NEW RAMP LANDINGS MEET THE REQUIREMENTS OF THE IBC SECTION 1010.7 FOR LANDING SIZE AND SLOPE. 16. SHEET A110; FLOOR PLAN A1: NEW GUARDRAIL AND HANDRAIL ARE INDICATED AT THE NEW RAMP. GUARDRAILS ARE REQUIRED ONLY WHERE THE WALKING SURFACE IS LOACTED MORE THAN 30" ABOVE THE FLOOR OR GRADE ADJACENT TO THAT SURFACE (IBC SECTION 1013.2). PLEASE REVISE THE PLAN NOTE ON SHEET A110 AND THE TITLE OF DETAIL A7/A300. 17. SHEET A110 (LEVEL 1 FLOOR PLAN); SHEET A700 (DOOR SCHEDULE): DOOR A101 SHOULD INDICATE A RATED DOOR IN THE SCHEDULE. PLEASE VERIFY. 18. SHEET A110 (LEVEL 1 FLOOR PLAN); SHEET A700 (DOOR SCHEDULE): DOORS A102A AND A103 SHOULD INDICATE RATED DOORS IN THE SCHEDULE IF IT IS DETERMINED CORRIDOR A102 SHOULD BE RATED. PLEASE VERIFY. 19. SHEET A300; DETAILS A3, A5, AND A7: PLEASE REVISE THE HANDRAIL HEIGHTS TO MEET THE REQUIREMENTS OF THE IBC SECTION 1012.2 (34" TO 38"). 20. SHEET A300; DETAILS A3, A5, AND A7: PLEASE INDICATE THE NEW CONCRETE SLAB THICKNESS AND REINFORCING. 21. GENERAL: PLEASE PROVIDE WRITTEN RESPONSES TO ALL REVIEW COMMENTS. |
05/15/2017 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | Show that the auto repair, office, storage, and retail areas have adequate plumbing facilities and that the location of the facilities are within 500-feet along an accessible route. [Second comment: With the occupant load of 189 people shown on sheet G004, a total of three water closets are required, two for women and one for men. In addition, Section 1109.5.1, IBC 2012 and Section 410.2, IPC 2012 require the installation of two drinking fountains for accessibility (i.e. a high-low drinking fountain or two separate drinking fountains mounted at accessible heights). Note that your occupant load calculation is incorrect (it should be 240 people) but the required number of fixtures is unchanged from the 189-person occupant load.] [Initial comment: Provide calculations to show that the minimum plumbing facilities required by Table 2902.1 and Section 2902.2, IBC 2012 for A3 assembly occupancy are being installed.] |
05/15/2017 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | The occupant load used to calculate the required ventilation is not necessarily the same as the occupant load used for calculating exiting requirements. The occupant load used for calculating the minimum required ventilation is to be based on Table 403.3, IMC 2012 or an approved engineering analysis of the specific occupancy type. Note also that retail storage requires 0.12 CFM per square foot, not 0.06 CFM per square foot used for warehouses. Calculation of ventilation for multi-zone areas requires using the largest value of Zp and Table 403.3.2.3.2, IMC 2012 to determine total outside airflow rate (Vot = Vou/Ev). Reference: Section 403.3, IMC 2012. [Second comment: Revise the ventilation calculations to include the occupants of the lobby (30 people per 1,000 square feet) and the ventilation for the storage areas (0.06 CFM per square foot). Note that the value for Ez is identified as 0.8 in the chart but the calculations used Ez = 1.0 instead. [Initial comment: Calculation of the required minimum ventilation for air handlers serving multiple zones requires the balancing data (supply CFM) for each zone and the calculations described in Sections 403.3.2.3.1 through 403.3.2.3.4, IMC 2012. Reference: section 403.3.2.3, IMC 2012.] |
