COMMENT: Zoning has reviewed the building plans as it relates to the zoning review purview, footprint, building heights, etc. 2. COMMENT: Prior to approval of the building plans by zoning, an approved Development Package will be required. As of this building review no application/development package has been submitted for review. Zoning will review the building plans on the next submittal for compliance with an approved DP. 3. COMMENT: A few of the sheets in the building package were not located as listed in the sheet index. Verify that the sheet index matches the sheet number or that the sheets are stapled as listed in the index. 4. COMMENT: As part of the building review zoning reviewed the site plan sheet for consistency with the actual site and it does not appear that the site plan matches the actual site. Review the site plan and the physical location and revise for consistency. 5. COMMENT: Additional comments may be forthcoming based on the response to the zoning comments and revisions to the building plans. On sheet SR111, there is a note “4” minimum framing standoff from chimney.” This may not be sufficient clearance to combustibles. 4” clearance is sufficient for masonry fireplaces per IBC 2111; however IMC 907.1 states that crematories shall be listed and labeled and shall be installed and terminated in accordance with the manufacturer’s installation instructions. Submit crematory manufacturer’s installation requirements pertaining to chimney clearance to combustibles and installation through a combustible roof. On sheet AR111, note 2 above applies to chimney detail G1. The metal flashing attached to both the flue and combustible curb could potentially be a fire hazard. In addition, the clearance to combustible shown is different from that shown on the framing plan. It is likely that the manufacturer will require a sheet metal thimble and storm collar assembly to separate all parts of the chimney from combustibles, and made to specific dimensions to maintain required clearances. Revise detail to comply with manufacturer’s instructions. On sheet AW300, there is a note “maintain 1” clr standoff of wall to crematory all around.” Submit manufacturer’s installation instructions to confirm that this clearance to combustible construction is adequate. On sheets AW300 and AX501 details indicate R-30 roof insulation; however IECC Table C402.2 requires minimum R-38 roof insulation. Either change insulation to R-38 or submit a COMcheck for the proposed thermal envelope indicating that it meets energy requirements of the Code. On sheet AX501, revise note on details A1 and A5, “Stucco weep screed. Locate minimum 2” above paving and minimum 4” above ground surface.” Reference IBC 2512.1.2. On sheet AY701, revise door schedule note 2 to add, “Overhead door to have a minimum R-4.75.” Ref. IECC Table C402.2. On sheet AY701, add door schedule note 5, “Maximum U-factor for exterior swinging door is U-0.61.” Add this note reference for door 116B1 in the door schedule Notes column. |
